Browse Forums Building A New House Re: Building Bayside : Design Change... 21Feb 13, 2016 7:04 pm Gees, a lot of headaches by the sounds of it to achieve that. Ha, well least that's a good point about the house in Up! I personally prefer single stories anyway, probably cause I'm too lazy to constantly walk up and down stairs. But I do love how much more open they can feel. Re: Building Bayside : Design Change... 22Feb 13, 2016 9:10 pm I had a chat to a custom builder on Friday about possibly building on stumps, and we're going to look at a MainVue Amalfi and Henley Lexington tomorrow if we have the time... Also discovered one of my mates can get me as much free, clean fill as we need! We're going to see if we can get an onsite meeting with Melbourne Water to explain exactly what we need to do as well to get their approval to build... Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 Re: Building Bayside : Design Change... 23Feb 28, 2016 6:22 pm All of the custom builders we've talked to will do bearers & joists, but it does increase the cost a fair amount especially if you need strip footings - which we do because of our 'P' class land (but I think pretty much all KDRs are classed as P soil?). We've had some seriously high quotes for a custom build, single storey on sloping block. Painful, but we're just working through it all now. Good luck Re: Building Bayside : Design Change... 24Feb 28, 2016 9:53 pm PVBuild All of the custom builders we've talked to will do bearers & joists, but it does increase the cost a fair amount especially if you need strip footings - which we do because of our 'P' class land (but I think pretty much all KDRs are classed as P soil?). We've had some seriously high quotes for a custom build, single storey on sloping block. Painful, but we're just working through it all now. Good luck We've found a couple of reasonably priced small-medium builders who will work with a floor plan we have drafted, or by modifying a volume builders one. We know pretty much exactly what we want - just need to find the builder who'll work to our budget... We looked at the Carlisle Matisse yesterday, and like it - A LOT... but it's a slab build... Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 Re: Building Bayside : Design Change... 26May 15, 2016 11:13 pm So - we've been doing the rounds of the volume guys again - both small and medium, as the large volume builders simply don't build on strip footings/stumps to meet with our AHD/flood plain issues we encountered at the end of our Porter Davis experience. We've been finding that nothing quite had what we wanted, or needed a massive rework. We spoke with an architect, and that confused us even more - apparently we needed to get a survey done before we could have concept drawings produced, etc, etc. Then we came across a website called http://www.australianfloorplans.com and found a design that with a a few small changes will smash our requirements out of the park, even incorporating the pool that we want. At this stage, we're wanting to widen the house by about a meter, which will allow us a 2.5m wide pool, with 1m deck all around, move the master bedroom to the front of the home (so it's harder for the kids to go out at night unheard), move the media room to the back, so they have their own place to hang out when they are older, add another room behind the study so we have formal dining/lounge, modify the garage to be a double tandem, so we can have our toys at the back, and cars at the front. We love the concept of the pool in the middle of the home, with windows around it - means the kids can be in the pool, and we can see them from nearly every room in the home. We know that the build will add a few engineering challenges, particularly given the pool will be a concrete above ground formed pool - meaning it needs to be poured and covered prior to the builder starting, with the appropriate underpinnings/piles, and a lot of prep/planning to make sure everyone plays nicely together... At the end of things, we'll still have a decent sized backyard - about 15mx16m, which is bigger than the house we're currently living in (and knocking down) Now the fun's about to start - talking to a few builders to see who's game to take it on! Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 Re: Building Bayside : Design Change... 27May 16, 2016 12:49 pm Looks amazing! We had really similar plans drawn before we went with Henley as money was an issue, those plans will now become our dream home in a decade or so. I love love the pool idea too I think having that as soon as you open the front door with Windows is such a focal point! And I agree master to the front is a good move, and also moving the study as you want the pool to be the feature. Looking forward to hearing what the builders say about it all, good luck! It will be an amazing home viewtopic.php?f=31&t=81627&p=1505759#p1505759 Re: Building Bayside : Design Change... 28Jun 07, 2016 11:21 pm Hi Andrew, don't know how I missed all this. Amazing floor plan..Funny...it's very similar to one my brother drew up for us one night after too many beers and a bottle of red. We loved his idea but took the cheaper, easier option. I'll be following with great interest! viewtopic.php?t=81336 Building with MainVue...Modified Ivory 436...our journey Re: Building Bayside : Design Change... 29Jun 10, 2016 11:32 pm Thanks Libby, We're pretty excited about it - we need to start submissions to Melbourne Water for water velocity assessments, etc... We've got at least one builder who's excited to build it, and my mate who builds pools is also keen to make it happen! Looking forward to following your build. We also have to work with Melbourne Water for our build, so it will be interesting to see how we both go:-) WoH Re: Building Bayside : Design Change... 33Jun 26, 2016 12:16 pm Thanks. . we got an indicative price for the draftsman yesterday... $9k ... and reasonable us, but we've never engaged one before... Is that a double sink and draining board on the island? By the way what app are you using to lay this out? WoH Hi WifeofHunza, the size of the island is about 2300x1200 mm, and yep - we want a double sink/double drainer on the island... Olivieri make quite a few, as to Clark sinks. the app is an online one http://www.easyplanner3d.com/ pretty easy to use, and let's you scroll quite nicely to get a feel for aspect rotation, etc ... not dissimilar to Trimble Sketchup, but Sketchup has a bigger learning curve in my opinion... We kinda like the Metricon Savannah 41RF, as well as the Glendale 34Mk2 with Outdoor Room/Rumpus and 5th bedroom options, as well as the Henley Palace lux Q1 5br. We also like the Cheviot Homes Savannah 388, but need to get a study to be worked in somewhere... Given our flood overlay issue, it's either a custom build or Metricon really, as both will build on stumps... Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 of course there are legal avenues.
