Is there anyone here who has bought a land in Clydevale? who are you looking to build with? After a lot of research work and visiting 50 thousand displays, we want to go ahead with Dennis Family homes. You will be building around Jan if I am not wrong, I will follow your build.we are in stage 11, will not get titled until Mar 16. Carlisle has some beautiful designs and Inclusions and needless to say, their workmanship looks great too. We shortlisted, PD, Carlisle & Sherridon first but we came across a design with DFH which we loved. Hopefully we will put our deposit this month and sign the contracts in couple of months. When we paid our deposit for the land we were told Stage 4 would title in December, but once we signed our contracts three weeks ago land isn't due for settlement until end of feb! so i'm hoping it isn't pushed back any further! Daniel was saying they need to get the park completed in Stage 2 also. We shortlisted PD Bermuda and Henley Carmelle Lux Q2, but ultimately went with Carlisle Riva as we got a pretty good deal & flooring was included! Riva is a wonderful design, are you building 29 or 25? what did carlisle say about the site costs? that's one thing freaking me out. I think the land is pretty flat in that area, DFH quoted us around $13k for site costs, which i guess is pretty alright, but have heard stories of site cost blowing over...that freaks me out. Re: Clydevale, Clyde North VIC 8Jul 07, 2015 10:13 am yeah I know! apparently due to the wet winter its not going to title on time! we'll see what happens though! we're building the riva 29, Carlisle fixed our site costs at 11k I didn't want to take the risk and not fix it, then for it to blow way over budget.. yeah our conveyancer said our land is quite flat so site costs won't be huge! im just hoping by the time our land titles we no longer need to pay the bush fire levy! save some money where we can haha Building Carlisle RIVA 29 - Clydevale, Clyde North, VIC. Re: Clydevale, Clyde North VIC 9Jul 09, 2015 3:31 pm oh well, hopefully it titles on time.. don't want to keep paying rent:) 11k fixed site cost if pretty good, ours is small block 400m2 and DFH quoted 13k fixed site costs. well, I guess this is where major chunk of their profit margin is and also allows them to keep the base price low. Mine with DFH includes OH&S, they said it includes cut and fill up to 600mm fall, any type of slab and all OH&S reqt such as temp fencing etc. What are the estate costs? Around 4k bushfire levy, 1800 NBN, recycled water outlet is inuded, some extra for 20% render on facade etc. Where abouts are you building? Who are.u planning to go with? I have compared site costs from other builders and they are all the same no major difference. I loved carlisle's floor plan, the detail in their houses and their dealing has been good with me so far as well. When does your land title? Can't wait to see brand new houses in that area. Apparently carlisle can't start more than 40 houses each month so i will have to wait. Stage 1 in highgrove will be released next month so you will see houses being built in highgrove within a month or two. Re: Clydevale, Clyde North VIC 19Jul 16, 2015 3:52 pm Update- So we finally signed our Initial plans etc with DFH yesterday. the sales consultant has been good so far. We did not add a lot of extras to our home as we are building withing a budget. We added High ceilings, stone benchtops to kitchen, ensuite and bathrooms, a few privacy locks,. facade upgrade and lights on facade pillars. We plan to limit our upgrades to a couple of grand during colour appointment. Just wondering any way to find out how good the basic builder category bricks, tiles, carpet etc are?
