If the developer is giving the option to pull out from the contract I agree it's a hidden trap as they know if you pull out they will sell the lot based on current market value and make money. Also, I can see a lot of land development work happening so i don't understand if stages are not getting released then what is it that they are working on. I know they need to build the park close to stage 3 but i don't see much work carried out on that front. Also, not sure when the wetland will be shaping up as well. Lot of work to be done don't know what the timelines are. Did anyone hear from builders if they will incur extra charges on top of the contracted price since land title is getting delayed ? Also beware of the non fixed site costs, in this scenario as the builders know you are desperate so they can come up with any figures once the land is titled as they know you are desperate to get things moving. If you haven't signed the contracts yet I would recommend not to sign them till you get 100% confirmation from developer saying it's getting titled on ******. if the builder is pushing try to stretch it out as much as possible or put exit clause in your contracts which will safeguard you. When it comes to sitecost, the land is stage 2 (my lot), I didn't had to pay anything for sitecost - less than 300 mm fall, no rocks, M class soil, no fill. Check your engineering diagrams and make sure builders you are interested in don't just bump up the price for no reason. I know on some lots it will have some site cost due to land soil fill happening on the lot. Again guys don't hold back, lets all share our experiences so we know what's happening. If i was you I wouldn't be signing any contracts till I receive them and check them out. With December holidays and pretty much no work happening around that time, I wouldn't be surprised if we have to wait till next year. When was stage 4 supposed to be titled? Have they delayed it because of the drainage issue? The land has gone up in price in the area, 400sq m block is now around 225+ so it is not worth to take the deposit and get a block somewhere else. As the fix price term is about to expire. Hopefully we can save some on bushfire levy. Re: Clydevale, Clyde North VIC 96Jul 12, 2016 4:53 pm We're really happy with our builders process, as advised previously were building in stage 3 with Homebuyers Centre, could not fault them! Our works started on the 1st of June and they have done so much, were in lock up stage with week with our bricks starting yesterday and all installation in and plastering starting this week. It's finally coming together after a long wait with the land! Exciting times, it's close to fixing stage. The paint is getting done. I am currently in stage 2. I hope the prices don't go down as then the bank comes up with all sort of dramas. Ours luckily was fine as I bought the first lot ever sold in Clydevale and was at a good price. I believe if the prices you guys paid for 400 sq if it's approx around 220K the valuation should come OK. Moreover it's to an extend in the banks interest to provide you with a loan as well. Having said that I would try to make sure I have some extra funds just incase if they create any dramas as from the banks point of view if they charge loan mortgage insurance it's good for them as they are personally secured. Let me know how you go with your loan application. Also, keep this in mind a loan approval which has gone through the valuation is only valid for 3 months, beyond that they will have to value it again. As per some of the discussions which I am seeing in here, the other stages are not getting titled till Jan 2017 if that's the case personally if you ask me there is no point running after the banks at this stage as close to the settlement you will have to get the unconditional approval again with a new valuation.
