What's next after frames ?have your Windows been delivered? We are still waiting for our carpenters to start which sucks. custom KDR - Newcastle NSW - floor and framing up! 122Sep 07, 2015 11:30 pm Yeah they're certainly getting these early stages out of the way. I did think it was good they came Saturday to finish the floor after a rain day Friday. I'm really not sure to be honest.. No the windows haven't been delivered .. Edited to add.. Don't thy come after the roof etc? While I've certainly learned lots and lots along the way, I can't help that as I'm a details person, I can't say I know a lot about building Hopefully they will get along to the next stage soon for you! Have they given any indication? We might have a little lull after this I'd say - framing up is the next progress payment ️ Today I saw the truck that delivered the frame come back to put them back on the crane - they'd put the pile of frames upside down with the ones needed first on the bottom. The builder had asked this to be rectified and the boys thought this was very funny. Took quite a bit of fiddling to turn the stack around ️ Re: custom KDR - Newcastle NSW - floor and framing up! 123Sep 08, 2015 11:21 am As far as im aware, the windows go in when the frames go up. The roof can go up either right after the frames or after the house has been bricked up Ahh that would have been a pain for whoever delivered the frames haha. We are at the end of a steep common access driveway so the access to our block is not the best. Our delivery trucks usually dump the stuff at the top of the driveway and then the builder gets a mobile crane or forklift or whatever to move it down to the block. Any more progress today? Our builder has told us that the carpenter will be starting this week as he had been delayed on his previous job. So we may hopefully see something in the next couple of days? Somehow I thought the windows went in a bit later.. Yep they are working today finishing up the rest of the frame. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hopefully you get some action soon! How long is your build contract? When did you start? We had visions early this year of being in by Christmas (don't we all!) but that won't happen.. Start was delayed by about a month while our incompetent broker delayed our finance. Re: custom KDR - Newcastle NSW - floor and framing up! 125Sep 08, 2015 12:06 pm Our earthworks started around the 1st of june, then we had our piers and footings poured. then there was a 4 week delay with the bricks we wanted, which in turned delayed our brickie who started another job. Everything has been ok since then. Our builder is pretty busy at the moment so his tradies get tied up a lot. I cant fault the quality of their work though and i have met a few of them and they are quite lovely people. We have a 180day contract which means we are supposed to finish around xmas. not holding my breath though how about you? do you have a specified build time? is there a penalty if they go over? That's good you are happy with the work. Yea I guess 25 weeks is typical that's the same as our contract basically. We have penalties but it's nothing, maybe we could have renegotiated it (it's only $100 a week! Should typically reflect rent), but we aren't paying rent so didn't bother. With me being on maternity leave it's not bad if we have less time paying the loan fully drawn before I go back to work. And If it's finished earlier we are in sooner so win either way. In keen to get it done asap though living with inlaws! Hopefully you get some action soon. Roof trusses, structural steel and windows should be next my guess! Thus far progress is great, I'd say will slow a little after framing. Maybe not though you never know. The weather has been pretty good too the last few days. If we'd started when we wanted to (got delayed by a really hopeless broker and birth of Bub by about a month) we would have been hampered by rain anyway. custom KDR - Newcastle NSW - floor and framing up! 131Sep 09, 2015 8:29 am Yeah he's doing a good job. Yeah we've had a run of beautiful weather after some earlier rain. It would have been a juneish start date had we not been delayed with finance but I'd say the site would have been a mud pit. There's a development in our suburb that got absolutely hammered during earthworks from the huge storms we had in June. Quiet on site today as I expected.. Time for another progress claim I'd say! custom KDR - Newcastle NSW - floor and framing up! 132Sep 12, 2015 6:15 pm Quiet on site Thursday and Friday as expected. Just a little of the frame to finish. Maybe they are waiting for trusses? Or just working on another job. Hopefully more action on site this week.

Finally we've gotten a reasonable quote, we didn't want to spend too much but didn't know how to go about starting it ourselves. We are going to have a mix of shrubs for privacy and then a few ground flowering plants. More spiky dragon plants out the front and a magnolia. Our little patch of grass will be sir Walter buffalo. We do have more lawn out the front due to setback requirements. I'm also planning to have herbs hanging off the colourbond with these handy brackets you can get as I need something to look at out the kitchen window other than an ugly fence! If I'm feeling really up to it might even get one of these vege pods. I would like to learn more about gardening.
