We settled the land in 5 June and builder said that would take 6-8 weeks to engage the developer to get approval on the house plans as there were so many criteria that the developer controlled even down to the colour scheme (if you have similar colour scheme as other houses in the street you may have been asked to change it, so get in first). Then plans off to the council for approval. We got the ok to proceed on 14 August. Carlisle Homes completed soil tests and we had reactive soil as I am sure all have in that area (I looked at other homeone comments on soil/slabs). Only thing we noted is that we are not going to put tree/scrubs close to the house(even if the developer landscape provides this) and will look at paths all around the house to reduce the amount of water (in watering plants) close to the house. We had a slab upgrade already in our contract....I think Carlisle Homes knows what is soil is like so they catered for this Waffle Raft Slab 385mm High 'H' class in lieu of 'M' standard. RECOMMENDATION: New Home Inspections (97082500) I am using for pre-pour, frame stages and a friend is going to do he settlement inspection for me. Admin group were very prompt in getting back to me. Reduction in price if paid fee within 24 hours. Pre pour stage $500.00. Well worth it, Greg (inspector) came out and I attended as well. He took photos and as the concreters were still on site, asked them to make some changes that would have needed improving before the pour. I met the supervisor on site as well, good idea as we will be dealing with the him throughout. Noel is the supervisor, inspector that has dealt with him before and said he was good. I had to call him back about the step down and get a photo as it was not completed while inspector was on site. Noel said not a problem, in the area and popped over and send me a photo - good service. Now where are we ..inspection on 2/09 and slab poured 3/09. Carlisle Homes Invoice sent out the next day...promptly. Other things that we have been doing are...checking all the details of the house contract as even though you may have said something doesn't not mean that it may have been done...human error will occur. Double check all changes you have asked for. I had been talking about NBN package and where we wanted this on the wall in the garage, where the box would be only to find out later that the package did not have a box....even though the people I had been dealing with did not bring this to my attention....all good that ends well...I got the box included with no additional price. Further that we had to have wooden front doors and windows however inside all the sills and frames would be painted (not stained) in all the other rooms except those with the wooden frames (not what I wanted)....so understanding what is being delivered and what you really want is so important before you finalise that contract and have the ability to make changes with no additional cost. We got the $965 back from house builder as our site pegs were in place - yippee. Still looking at driveway and path costs. So will let you know what we come up with. Having to look at moving the water pipes as we want to extend the driveway, so need developer permission to extend driveway, city water to cap, ditch for new piping to move this, council approval to extend crossover so it doesn't look funny/easy access to the larger driveway. Our drain's been completed. Slab is next week so yeah it's going alright. Thanks Brett n Jo for the insights. There were indeed human errors in the electrical plans. They ommited stuff we added but human errors on our side we weren't thorough either so too late now. Lucky it's single storey so I'll get a sparky to put in a few things i was gonna do that anyway. Rest is just a matter of waiting now. I've hired an inspector for all stages for peace of mind and the supervisor for Carlisle seems like a nice guy on the phone. Spewing i got rid of flat roof tiles fearing low valuation. Oh well too late now. How are you guy's travelling with your build? Will have flooring in by 15 Jan and walkthrough around end January. We too had some issues with plans. I expected a box for NBN, however contract had not and all discussions were around placement of the box. Carlisle ended up giving it free of charge. Other small adjustments needed to made as we went along as builder supplier changed. Inspection were worth while...an extra cost however well worth it. having fun now with timing of moving water tap and meter to extend the drive....and crossover. Cost of paths and window furnishing next on the list. Any one here have dogs and need to wait till fences are in before you can move? House I must say is looking fantastic, Carlisle are ringing me every week and Brett and I go out every weekend to see if we can gain access and look around. Took our dogs over to have a look around. The frame and bricks have been completed for us. we've had issues at every inspection n subsequently costing us a re inspection for peace of mind. things like slab not level, plumber opening the slab without proper process, frame walls out of plumb, brick walls not level. Shortcuts taken here n there seems to be the norm. Even at the reinspection Carlisle had not fixed things n instead argue against the inspection report. I emailed issues resolution at carlisle and expressed my concerns and SS has assured me things will get fixed however our plaster stage will now be delayed but that's ok. Even before the prepour of the slab a lot of things wrong. The tradies give no **** these days, they'll never be out of work. It's been quite stressful every time i receive a report. Hoping everything will be fixed before the next reinspection. No work around Christmas all the way to the first half of Jan. Enjoy the rest of your build!! I have the same inspector on the pre-pour slab and framework to check the work when he did the Pre-plaster inspection to check issues found at other stages especially as the plaster work cover up some. SS was really good and sent me photos of all corrections so I did not have to take off a day from work. I certainly had peace of mind when these were done. We are still looking to have a handover report done as well. Have already had a few things with things not completed correctly however it was more about the trades reading instructions correctly, nothing major though. I will give them all the other reports to they can check everything. Floors go in this week yippee, really wanting to see what they look like. Hope things improve for you guys. I found that the issues raised took a little while to fix....all got done eventually. Will keep you posted on how we go from here, hoping that walkthrough end of month and settlement mid February - fingers crossed. Settlement at start of April but need to level the yard n build retaining walls, need permits to build over easement which is gonna take its time.
