Browse Forums Building A New House 1 Jun 29, 2015 4:15 pm Henley is very limited to choice of style, with limited colors etc. There are 3 colors of stain available.. red redder and dark chocolate. None of these colors go with a provincial theme. (Porter Davis are brilliant with their themes and flexibility but unfortunately do not build in my area) So, during my Tender appointment I asked if they could leave the doors unstained and I would do them myself in a liming white to go with the look I am trying to achieve.. I was told they could not give me an occupancy certificate without staining HUH!!!??? So anyways.. I chased this up with my administrator and after 2 weeks have finally got a response.. Ok.,.. they will leave them unstained but it will cost me $760 !!!!! How can they justify that!!?? less labor and materials??? And obviously it's going to cost me to do it myself anyway!! But what they are pushing me to do is more work.. save myself money by having them stained and have to sand them all back and start from scratch! I'm so mad right now!!! Has anyone heard of this or understand why??? If I had my time over, I'd not have anything to do with Henley again.. not at all a personalised experience- if it's not brown it's a bloody hassle! Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 2Jun 29, 2015 4:45 pm Lol welcome to the world of project builders. Best thing to do is go up the ladder. Speak to someone higher up the ladder. Try sending email to multiple people within Henley. Tell them they are full of sh1t and that they dont need to lift a sngle paint brush for a certificate of occupancy. They all seem to try this BS. WTH? 3Jun 29, 2015 4:49 pm Ask for a full and detailed breakdown of how the $760 was calculated. They won't be able to produce it which gives you ammunition to go over the head of the halfwit your are dealing with. Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 4Jun 29, 2015 4:57 pm Not always true... most project builders simply will not give you a breakdown. Its a "take it or leave it" standover tactic that almost borders criminal. WTH? 6Jun 29, 2015 5:39 pm You sure it's not a miscommunication and its $760 to lime wash them for you? Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 7Jun 29, 2015 7:08 pm MrBee You sure it's not a miscommunication and its $760 to lime wash them for you? No, it's definitely to leave them unstained "I have received confirmation back from management regarding your request for the doors in your Alfresco to be unstained. After careful consideration and assessment they will allow this however there will be an additional cost of $760. Please let me know if you would like to proceed with the unstained doors for the additional charge." Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 8Jun 29, 2015 7:23 pm I asked Simonds homes if I could delete a lower shelf and hanging rail in WIR to create full hanging in one section. An oversight in planning/contract time. The answer was yes for $1000. What a joke. I said forget it, I will leave it in and remove the shelf after handover. Our build starts in the next week or so, this means the builder hasn't ordered WIR fit out. It is a joke. So much for "We are in it together" Yeah, as long as you pay for the privilege at a $1000 each time you want anything changed. Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. So that charge is a variation after contract yeah??? I have even signed contract yet.. seriously considering telling them to go shove their brown house!!! I have had very very little help with personalising my colors etc. Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 11Jun 29, 2015 8:13 pm You are definitely going to struggle with making changes. But sounds like you aren't even in construction which is strange you should be allowed all the changes in the world. Once in construction though you will need to pay for changes no matter what. Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 12Jun 29, 2015 8:17 pm I would understand if it they were charging me for a post contract change, or if I was ADDING something - but I'm subtracting paint and labor!!!!! I just don't understand - be interesting to see how they try and justify it.. "After careful consideration and assessment they will allow this however there will be an additional cost " why so much assessment and consideration for a lack of paint!!! UGH!!! Good idea. LOL. We were made aware of how unflexible they were when we wanted our first change last March. We wanted to change a sliding window out to same size double hung window to use as a servery to the Butler's pantry. Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 15Jul 02, 2015 7:47 pm So.. I'm due to sign contract next Wednesday.. though I don't have a copy and this door thing that I asked about weeks ago is still on the air.. The explanation I received today "The reason for the price difference, is that the ‘Pre-Primed’ door comes from a another supplier (Canterbury Windows, which we are using as a one off). Our standard sliding door comes from a supplier (Stegbar) which we have volumed based agreements therefore, lower costs " Still don't understand~!!!!! Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 16Jul 02, 2015 8:56 pm It sounds like they have changed the door completely to a primed timber door , unless you want a different dour than standard they have totally stuffed up and not understood your request , tell them that you want the standard door in natural / raw timber not a different door from a different supplier with primer on it , and that you want to stain it yourself post handover as their colour selection does not suit you . I found that even when they where given detailed clear instructions and they claimed to understand what you wanted they failed miserably , just can't deal with that sort of incompetence and unprofessionalism Good luck klubear Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 17Jul 02, 2015 8:57 pm They stain the doors on site, so that's hard to believe that they need to get the doors from a different supplier. I'd do as others suggested. Don't stress and don't worry about what the admin has sent you, she's just doing what she's been told, and it'd be the same with any volume builder. Once you go further you'll be able to deal with people who actually have the power to make any changes for you. My best mates recently built with Henley, and as soon as they went beyond the admin, things went super smooth for them. Just offer to supply the white stain for them to stain on site. Worst case scenario, let it get to construction, and get on good terms with your SS and offer him a slab, or a little bit of cash on the side to stain it the colour you want (they wouldn't expect anything near $700). Good luck. Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 18Jul 02, 2015 9:12 pm I'm building with Simonds and they gave me a $350 credit to leave robe shelves out (we're having a custom fit out done post build). I've found them incredibly flexible and they are doing a fantastic job so far. Goody, wait til the build starts and talk to you site supervisor . It's too much work for the CRCs (and flow on peeps) when the build is underway ... They are managing multiple jobs and people are always changing things on them. They have to manage it somehow. I honestly couldnt do their job, I'd start swearing at people, eg: "make up your **** mind you **** you're doing my head in, Im too busy for this ****". Simonds have been brilliant with my requests. You won't be paying $1k for it, I promise Goody. Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. WTH? 19Jul 14, 2015 3:58 pm Can you guys believe.. this on going saga is still unresolved!! I requested the doors not be stained on the at my Tender appointment and was refused. 1st of June I took this up with admin on the 15 June I got a reply to this advising of the $760 fee on the 29th of June. I argued it obviously and was told they were working on it till 9th July Which was the day my contract signing was scheduled... got a phone call from management who didn't seem to understand what I wanted in spite of multiple emails and was told they would take it up with the estimation department . Was asked what stain I wanted to use and was it oil based, brand etc 10th July. Responded with required information and later that night emailed again saying that they can paint them same color as the skirtings if it was such a drama.. as long as I didn't have to pay extra, I was just over it!! Well .. we rescheduled my contract signing for 16th July.. this Thursday!! I still have NO ANSWER on the doors and do not have the contract to go over! I advised them I would be having an independent builder go over my contract and needed time... well.. since there is no communication about the doors.. I guess there will not be an expressed envelope in the mail tonight, for me to receive and organise with my independent builder/inspector.. so can I assume.. I have this Thursday free again!!?!??? WTF!! I am so over this.. it's so simple.. yet become a circus! Snyde, I'm sorry I hadn't logged in .. hadn't seen your post.. sounds simple doesn't it.. give them the stain!! dare I even suggest it! Henley may go into meltdown. Re: CHARGING ME $760 TO NOT STAIN ALFRESCO DOORS. Good luck. Hi Snyde, I really hope you have the same experience as your friend, once your build starts. We certainly haven't... our home is near complete but yeh i wont say much... I think the main issue I realised is that the supervisors have too many builds at the same time, so hence less time spent on our individual homes. Every mistake/ fault we found ourselves rather than the supervisor! and by the way you will have a supervisor and then there is another supervisor who supervises him... Good luck It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 46867 Hi, planning on using the attached stone pieces in my bathroom.
