Hopefully the frame will be delivered soon so the next major stage can start. I suppose it may be different based on location Hi HollieLot1477 I don't but Allcastle will be sending me the details soon so I will PM them to you, can't guarantee they will be the same, but I find that within Sydney most builders will use the same suppliers to get a better deal...FYI. All the electrical costs are done by Allcastle staff. Allcastle are sending me through the details so I can arrange a quote for the connection of the Electricity, which is another charge in addition to the tender. There is also a $125 charge for the connection of the Gas, which in conjunction with that you have an account created with AGL, although it is not a contract so you can change supplier without penalty when you move in. Re: Allcastle Savannah- Gregory Hills 24Sep 21, 2015 9:37 am Week 5 - Didn't visit the site this week, so can only go off what the builder stated would happen, which was the Removal of the fill and the external drainage connections which was scheduled for Friday. So just not 100% sure if those occurred, especially as there was some rain late in the week... Expecting that the frame will arrive this week as that was indicated in the last email... The Windows, Steel Supports and the Supports for the first level have been delivered to the site. The remainder of the frame should arrive this week, and should be assembled during the week. Re: Allcastle Savannah- Gregory Hills 26Oct 07, 2015 8:15 am Week 7 - The remainder of the frame arrived and the end of the week the ground level had been completed, and the floor for the first level had been started. So far 1 broken window. Had our first invoicing issue this week, when we received an invoice from the removal of Grass from the site. I had spent the 3 months before handover to the builder removing all the grass so the was very disappointed to receive an invoice for $1,100. Requested justification from the builder and sent some Photo's of the land once the temporary fence was erected that clearly showed no grass. After a week of investigating the invoice, the builder contacted me with an apology, apparently the excavator invoiced the wrong property for the removal of grass, so the invoice was cancelled. Started the process for connection of electricity, received the quote for connection ($795) which is paid direct to the electricians. I took a picture of the Broken window last week, which must have happened during delivery, just worth having for future reference so we have a record of when it was broken as the frame was still laid out on the floor in the garage area, so was broken before framing started. The set-up is quite good, as they have displays of included tiles, which show combinations of the floor tiles, wall tiles and tiles for the recess in the shower. There was 20+ options and you can change the combinations, we was also surprised to find that you can have different in each room at no extra cost, but we chose the same in all bathrooms, and picked a different colour for the Laundry. Our main flooring is bamboo (there was a large included range of floor tiles of different sizes), but for us we just had to pick some tiles for the front door step. Basically walked away in less than an hour, and didn't have to pay for any upgrades. The colours we picked also seem to continue a pattern of hot drinks we chose Cappuccino (Bathroom Tiles) and Latte (Laundry Tiles) which is in addition to Mocha (Kitchen Cupboards), Afternoon Tea (Glass Spashback) and Coffee (Bamboo Flooring) Re: Allcastle Savannah- Gregory Hills 30Oct 07, 2015 2:07 pm That sounds great. I'm glad you didn't need to do an upgrade because we're looking at trying to keep costs down as well. I've paid the initial deposit now, so I'll keep looking at your posts to get a heads up. I was just speaking to someone in my street who built with them too and he said there wasn't much of a range so he paid an extra $5K for something a little better. I have the 'Grande Brick Selection' from what it is included 12 months ago, but this is for Austral and Boral only. So if you add in the PGH there are probably 30+ to select from. Austral - Unwind, Engage, Escape, Leisure, Freedom, Stimulate, Red, Buff, Amber Glow, Mahogany Boral - Snow, Mountain, Lakeside, Jarosite, Rubelite, Fossil, Graphite, Jarrah SC, Mocha SC, Sienna TT, Ascot D1, Hendra D1, Windorah D1, Emerald, Roma, Mitchell, St George. We chose the Boral Emerald brick. The only addition we paid was for off-white mortar which cost $480 extra. If you visit the brick suppliers and let them know you are building with Allcastle, they normally have the most up-to-date list of the included bricks...They will also supply addresses of houses that have recently used the brick so you can drive by and check it out, which is worth it, plus it gives you an idea on some of the other external colours that have been used with that brick... We did see a brick that we liked that was an upgrade, we never asked for a cost to upgrade as in the end we preferred the Emerald after seeing it on a few houses... The price list we got from Boral they were another $150 per 1000. But yes there are ones on the price list that are as much as $1200 more per 1000, so I am sure you can upgrade the bricks and pay an extra $5000, but you could also upgrade and pay $500, just depends on the bricks... The plumbing has also been completed, so all the water and gas pipes are in. Bricks are next, and we have been told they will arrive this week. Biggest concern is how long before the Bricklayers start as they seems to be an issue, another Allcastle in Gregory Hills had the bricks sat waiting for over 2 weeks, so hoping we don't have the same delay... The list now does not include Emerald, Mahoganny, Mocha, Roma, Mitchell or St George. Jarrah and Sienna were also crossed out by Boral when I got there as they are also not available. There are 19 bricks to choose from. If we go with the standard, we'll probably go with Leisure. Hopefully your brick work starts soon. Bricks should have arrived, but no idea if any brickwork as started. Received the invoice for the 2nd progress payment for the frame, so that should be paid this week. Means the Mortgage payments will increase, so will be paying quite a bit when you combine the Mortgage and rent. The Bricklayers or probably a labour from the Bricklayers was on-site on Friday and place out all the bricks ready for the Bricklayers to arrive this week. Unfortunately the weather has delay bricklayers, and they are now due next week. Although that is not looking too good either, as rain is expected next week as well. Disappointed we have fallen back a bit, but there is not much the builder can do about the weather, just seems to have come at the wrong time for us... Will mean our contracted completion date will probably be extended out by a week, hopefully it does not have any impact our plan to be in the house by the end of the Easter School holidays, just really want the kids to start their new schools at the start of the School Term... Re: Allcastle Savannah- Gregory Hills 37Oct 26, 2015 1:13 pm Week 10 - Wasn't going to do a visit this week as was not expecting any progress due to the rain, but I was tipped off on Friday that Bricklayers were on-site on Wednesday laying bricks which was a surprise. Thursday would have been lost to rain, but the bricks are now laid around the whole of the house to around 1.5m high, so they probably would have worked Friday and part of Saturday. Looks like we are now waiting on the first part of the scaffolding so they can continue laying bricks. We happy at least we have a Bricklayer which we was concerned about long we may have to wait... 2nd Progress payment was also made this week for the completion of the frame...
