Will update if I hear anything... The contract only has 8 weeks left (34 plus 4 for Xmas shutdown), but unfortunately due to some rain in Late Nov/early Dec they can probably add a couple of weeks to that, so they are probably looking at 10 weeks before they have to complete, which will mid-May, still, hoping for late April, just depend on how much they can do in 7 weeks, if the Kitchen/vanities are now installed and tiling is starting this week, there is still hope... But the following has been completed over the last 2 weeks... -Cornices -Internal Doors -External Door -Wardrobe Doors -Kitchen cupboards -Bulkheads above the Kitchen -Skirting Boards -Garage Door -Electrical Meter Box -Holes in Gyprock for Electrical -The Bath had also been delivered so is ready for installation Was very pleased with the progress, all that is really left now is... -Stone Benchtops (1 Day) - Already measured up -Tiling - Wet Area's (2/3 days) -Plumbing (Toilets, Sinks, Bath, & Showers) (1 Day) -Shower screens & Mirrors (1 day) -Painting (1 Week) -Electrical fittings (Plugs, lights, alarm & AC, plus connection to mains) (3 Days) -Flooring (Bamboo and Carpets) (2/3 Days) After that a clean-up and we should be ready for handover... I think it is still possible for the end of April, with my estimations there is only about 3/4 weeks worth of work left... I have been told more than once that Allcastle is very slow in the latter stages, I haven't seem that so far, so let's hope that Allcastle can continue and prove people wrong... Re: Allcastle Savannah- Gregory Hills 84Mar 29, 2016 10:53 am Week 32 - The Stone benchtops have been completed this week, couldn't see anything else, although the Bath has been delivered and some Sand and bags of Cement (I am assuming these are for the screeding in the wet areas) so assuming that the tillers will be on site this week. Did spot an issue downstairs, the wardrobe doors in the bedroom downstairs have a pattern on them, they were supposed to be plain. Fine with a pattern but unfortunately the pattern does not match the rest of the internal doors. not sure at the moment if this is a one off, or the issue is also present on the wardrobe doors upstairs...I have informed the builder of the issue now before the painting starts. We are waiting for roof now, change in SS has kind of delayed activities for a couple of weeks. The screeding is for the wet area's so the water flows to the drains. The main floor does not have any drains so no need to direct any water anywhere We are not tiling the main area, we are having bamboo, but my Dad was a tiler for 50 years, and I used to work with him when I was young so I do know a little bit about tiling... Re: Allcastle Savannah- Gregory Hills 89Apr 04, 2016 2:02 pm Week 33 - The mismatch doors have been fixed along with the remainder of the Carpentry. Little bit disappointed that the Tiling had not been started , so is hoping that will be completed this week... We are thinking about 4 more weeks, and would be very happy with that... Tiling (Wet Area's only), painting, electrical & Plumbing fittings, Flooring and clean-up. With the exception of Painting which will probably be at least a week (which the outside could be done the same time as the Tiling), all the others are 2/3 day jobs at the most. I have asked the builder for an indication on completion which we was told they would have a better idea at the tiling stage, so I am hoping they come back with practical completion of around the 2nd/3rd May and then get our hands on the keys a couple of weeks later Re: Allcastle Savannah- Gregory Hills 90Apr 05, 2016 4:28 pm Builder is still waiting on a start date for the tiller, disappointed as this sounds though it could still be a few weeks before they even start. I have suggested that they start the painting, we only have tiling to be done in the 3 bathrooms, laundry and front door step, so there are plenty of areas inside and outside that can be done that don't affect the tiling. Suppose it comes down to how flexible they are to do tasks out of order to avoid delays... Are u on 40 week contract . Could I ask you for a favour ? Do u get weekly or fort nightly updates from builder ? Our customer service person never sends us email , don't have the number of SS and hence never gets any updates . We finished bricks more than a month ago , and since then there was only a few days work happening , just have upper roof . We were slabbed by first week of December but after frames its damn slow . I am really frustrated , sorry for the vent . At least I want to know whether we have rights to get updates .. Re: Allcastle Savannah- Gregory Hills 94Apr 19, 2016 3:17 pm We are on a 34 week contract (Plus there is 5 weeks for Xmas shutdown so 39 weeks). We do get regular updates, I think they become a little more regular after the roof is on, as more jobs start that are smaller. We did get interrupted by rain during brickwork and roof, but I find that up until the roof is on, everything that is performed is sequential. After the roof was on we did start to find multiple jobs done each week. I send quite a few emails to our customer server rep and in most cases I would have a response in the next day or two...So no harm in asking for an update. Best time to ask though is Monday, as the SS have a weekly meeting on Tuesday mornings, so they get the updates from the SS on progress that day. Re: Allcastle Savannah- Gregory Hills 95Apr 19, 2016 3:28 pm Week 35 - Tiling has been completed, the tilers where away for a few days during the week, but were back on Saturday and completed the tiling. During the time there were away it seems that the painters started inside and they have completed all the ceilings and the primer/undercoat on the walls and woodwork as been completed. Was told that the painters would be back on-site this week, so will hopefully be close to or have finished the painting this week. Have asked the builder for a completion timeframe, as they mentioned they would be able to estimate after completion of the tiling... Fingers crossed I will get a Practical completion date that is within the next 3/4 weeks... The only major job after painting is the Electrical, Plumbing & Flooring. All the other jobs are just small ones, such as door fittings, window/door screens, blinds, etc... Re: Allcastle Savannah- Gregory Hills 96Apr 28, 2016 11:11 am Week 36 - Little bit late posting this week, have been trying to get an update from the Builder, but for the first time they have gone quite and have not been responding to emails, which is of concern. Progress on the house is still continuing with the painting, although very slow so it looks though there could still be another week or two to complete. Not sure if anybody has some feedback on how long painting normally takes, but we are looking at 3-4 weeks at the moment to complete, which to me seems very long to me... Re: Allcastle Savannah- Gregory Hills 97May 02, 2016 10:21 am Week 37 - Painting still continuing at a very slow speed, difficult to tell how much has been done in the last week, but I can tell the Laundry walls have been painted which wasn't last week, and it looks though most walls downstairs have now been painted, no idea upstairs. The Front door has also been stained. Still woodwork to paint, and then the outside which still has not been started. Although the painting is taking it time, other work is being performed. It looks though most of the plumbing has been completed. I could see fitted taps in the Kitchen and Laundry, Empty boxes for the toilets where in the rubbish pile outside. The Glass splashback had been installed and some A/C vents fitted to the ceiling... Looks like the painting will still be a couple of weeks, but at least other tasks are being completed while the painting is happening... Only major jobs left now are electrical and flooring, but I am concerned that both of these will need the painting completed before they can start... Re: Allcastle Savannah- Gregory Hills 98May 03, 2016 1:27 pm Update - Finally got some updates from the builder after 3 weeks of no response. The painting will be finished this week, then the remainder of the build next week. Then during the follwing 3 weeks they will clean and complete the flooring. 3 weeks to clean and do the flooring So we are looking at end of May for Practical completion and mid-June to get our hands on the keys. In summary the Sales person told us when we signed the tender we would be in before Dec 2015, the site supervisor told us April 2016 at piering, and it will finished in June 2016. So whatever date the sales person gives (add 6 months), what ever the site supervisor gives (add 2 months) But I still can't get my head around 3 weeks to clean and lay Carpet and bamboo flooring. A couple of cleaners would be able to clean the place in 1 day, the windows will be the most work, as they crap all over them, but other than that it is just a wipe down of the fittings and sweeping of the floors. 3/4 days to do the flooring, so I think it should only take 1 week, not 3... Builders excuse for 3 weeks, "the flooring may not be in stock" , well order now to make sure Re: Allcastle Savannah- Gregory Hills 99May 03, 2016 1:46 pm Something else to add, Google Maps updated in our area recently, when I checked our house, the frame was up, and the bricks are lined around the house ready for laying, so map was taken around November 2015. It is most disturbing to see that on the street opposite our, only 2 houses had started when the picture was taken. Today about 6 houses are completed, most with people living in them, and a few more houses are very close to completion. I just find it hard to understand how, 4 of those houses started more than 3 months after ours, yet finished before us, (and some of them are also 2 story). Also there is an Eagle homes house 2 doors away from ours that only started in February, and is almost to the stage of painting, which we are about to finish. I think the big established builders need to get there act together, as they seem to be taking almost as twice as long to build a house over the smaller builders... Re: Allcastle Savannah- Gregory Hills 100May 09, 2016 1:23 pm Week 38 - The worlds slowest Painter is still continuing, so did not finish as the builder stated, it is getting close but we can still see area's inside that still need to be done. And only the rear alfresco area has been done outside so still to do the downpipes, rear weatherboard and the front render, builder stated another couple of days, but with the rain today I can't see that happening... It looks though over the last week a few jobs have been completed... - Intercom - Alarm - Ducted Vacuum - The hub for the internet/TV's has been installed - Shower Screens & Mirrors We have also had to change our floor selection from Bamboo to Hardwood (done at no extra cost), the Bamboo has been discontinued and although they had enough to complete our house, they would not have had any replacements should there be an issue in the future). The flooring guy indicated they will be on-site towards the end of next week, so could still be looking at Practical completion at the end of this month... Hi we are looking to talk to people who have built with them recently. We have signed mid range built contract but identified that a lot of things are not included.… 0 644 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11014 Thanks again Simeon for being so elaborate.
