Give the price of paint and the fact they have to paint these walls anyway that was a bit rich for me. I like the indigo over the heathwood (as you said all taste are different). We are still looking know the general colour we like but trying to find the right brick and then hope it isn't to much on top of standard. Good idea with the drying room we have some space for it but not as much as you will. I have just had a closer look at your floor plan- do you mind me asking how much it was to upgrade to soundproof the selected walls? We had spoken about doing that just the other night. But apparently according to hubby we have upgraded enough stuff! Also had you thought about removing the rear door to the garage and just having the roller door? That's what we have done and the garage is only as wide from the house as the width of the roller door. It's still like 7/8m wide! Saved us a bit when we took out that second door and reduced the width (iykwim). Also what is the roof ventilator you have in the linen near the kids bedrooms? Is that the location of the whirlybird or did you put it there. I though it may have been like a drying rack or something of sorts? And have you got shelving in the pantry? It's not drawn in. I remember discussing a window with you in there (although that could have been with someone else haha). Are you having a bench in there and cupboards/shelves or just shelves. I realise your house is probably very similar to ours in size as well eg same number of rooms etc. we really like the main bedroom set away from the entry like that, we have a little hallway in ours I also like your coat cupboard near garage! I don't have that option in our plan so I'm going to build that into the garage like some lockers for the kids junk! Front render- if you wanted to add more bricks you could put them on your main bedroom wall and leave the rest rendered and then your pillers would still stand out. Otherwise if you did it on the garage wall you would have to go all the way across to the main bedroom anyway because it's all one wall right? Where as the main bedroom is set back so I'd be more likely to brick that one. Also our ensuite towel rail issue- I went and saw the odyssey 2 in Bendigo the other week and (I think it was the odyssey could have been one of the other houses) anyway they had done the same thing you have done with the bench and had two sinks anyway they put the towel rail between the wall and the bench end in that gap- (it was squishy with the towel) there but you could move your bench down into one corner to fit it in? The single hook idea was good too but then you still have the issue of where to put them. Re: Our second home- JG King Memphis- prelim drawings 43Aug 04, 2015 9:44 pm Hi Princesssarrah We haven't officially upgrade any of the flooring yet but if we go cat 2 (the squares) we will most likely upgrade the underlay. The soundproofing was $405 to the areas marked, our thoughts were that bedroom 2 back on to the lounge and meals area so when you have people over the we want to reduce the noise transfer tot hat bedroom, I'm not 100% that it need to be on the robe bit of the wall as that will do a similar job. And the toilets I think that explains itself.... We have debated the rear access door to the garage and it's still on the table. Our main thought was it all fitted (just) and if you need to go in for a rake or similar or send the kids to get something/put something away we wont always need to put the rear roller door up. The roof ventilator, is a whirlybird, we didn't ask for it I figured it was required for the energy star requirement. Nice pick up on the shelving or lack of it in the WIP, its not drawn there but is in our joinery plan and yes you did discuss the window with me, we have decided not to have it. We are having just shelving but have removed the microwave spot from the island bench and are putting it in the WIP. I thought it was a really bad height in the island bench for lifting heavier things in and out and also painful for little fingers both our boys always played with them in the display homes. I would of like a sink in there to do a mini butler pantry but budget only goes so far. We have found with our plans not everything is listed on each plan, but from communicating with our sales person that is normal eg our outside gas point is on the birds eye view but not on the left elevation? Didn't quite make sense to me I thought that there should of been a mark on the elevation where it is going to be. We liked the little hall on the odyssey too, ours isn't quite as set off the entrance but yes I agree it's good that it's not right on the entrance. The coat cupboard will be good as long as it gets used. Our entrance is almost on the too large side for me but the wife loved it, so with out that cupboard it would be to big an entrance I think. With render we are playing with a couple of idea- no render at all, no render but feature brick to the column and render just to the column. We both aren't huge fans of a heap of render, it's up keep and on some house we have seen it seems to date really bad. Lucky in our estate we are pretty free in how our facade is When we got our drawings marked the point where we seemed have changed from our initial sales guy to a new sales girl and a couple of things haven't quite seemed to transfer between the two, so make sure you compare your last building quote with the final build estimate you get with the drawings check the prices too. She has been good to deal with and we are working through the differences. The roof ventialator is a must have with the colourbond roof, something to do with heat escaping, I just found the location weird, ours is not on that drawing I don't think, it's on the electrical drawing. We had thought about moving the microwave to pantry also, but thought we'd just leave it as is- probably regret that later! Hopefully my boys will be smart enough to not be silly with it by the time we actually get in there. Yeah I've noticed that with plans too- would make things easier for us if they were on both plans! Start writing a list of things that are wrong only to find them on the other pages. I agree the entrance would be too big without the coat cupboard, I have the idea of the coat cupboard being the car keys handbags location! Hopefully they won't get lost. Although ours will be in the garage and I'm not that keen on having my bag/keys out there. I thought you must have picked that facade for the render, good to know! I'd do all brick then and the porch column rendered, or if you wanted slightly more render you could do a different colour render on the main bedroom, then have rest of bricks and lighter/darker colour columns. I like the render but after looking at a few houses recently I see it's not wearing very well and cracking etc. ours is mainly bricks with render columns, Imo it needs the render or contrasting columns. We had our sales lady change over as well- must be standard hahaha. We certainly have been going thru everything with a fine tooth comb, I feel a little pedantic haha. Re: Our second home- JG King Memphis- prelim drawings 45Aug 04, 2015 10:38 pm With our plans even if it was on one drawing and not on another I have brought it up, bit paranoid I think.... we like the idea of gaining a full size cupboard too and the microwave doesn't get used that much so it can hide in the WIP. Yes hopefully that cupboard gets used for that, getting the kids trained to use it will be the fun part I think. We pick the facade because we like the shape/windows and have spoken about changing the render the whole time, we have discussed switching to the trent too but would change the windows, not sure on the six smaller windows grouped together but that's personal taste. I agree about something to break the front up I think we will end up going between a feature brick or some render to either the porch column or big main column. It's funny how they change who you deal with. I think now we have this new to us lady we go through colours and getting drawings right with her and then once it's all complete we switch back to our original sales guy for the final contract go through/signing. I of course like the Trent... I like the original zen too but I think if your doing that you would need for that pole to be more of a feature as if everything was brick it would blend in too much and so I would go with the second version and then you could have it all brick. I like the windows of the zen better, can you swap the zen windows onto the Trent? I think my reason for that is because the garage window on the Trent facade is to wide for the other 5 windows...??? But then that could be just how you've done it.. I don't think thT was much help..! I agree about the garage window on the trent but yes I did just put the same window on all 4. I think you can do what ever you want with facade, it's just how much money you want to spend.... For me I think I am leaning to the modified Zen or the Trent but with different middle window corner window or not. Not idea..... The roof line isn't really any different in either it's just higher at the front with the Trent, I just went to their website to look at all the facades lol. I really do like the zen with the windows.. But I think the Trent would be nice too I think if you had the sizing right for that wrap around window it would look a lot better Have you thought about curtains thou? I'm not sure how you would curtain those corner windows.. But future curtain price my be a consideration to think about.. Lol I'm hoping the narrow windows are standard sizing although I'm more then likely going to get them made so it wouldn't matter. We have asked for the above options to be priced up. For curtains it is in the study so you can corner up two roller curtains and there may just be a small light gap but you cap play with how the curtains sit to adjust. I more worried about curtains for the other windows we have made silly big..... We have two sliding doors one 3.6m and the other other 4.8m and the family room window is 2.7m these are all following the happy wife happy life theroy. But not sure how we will put curtains on them. We still need our land to title. We got to see it in warrnambool just before it shut and it was a fairly standard spec and we loved it even standard. It just has so much space compared to others we had looked at. The front lounge is huge and the flow through meals and family was great I almost thought the family was a bit big buut the wife loved it. The mater was average size but we didn't want a huge master so the space was better spent else where. The other bedrooms were all good size and the study is bigger then the bedrooms and could be turned into one if you want. The laundry is huge enough room for a drying rack and the storage is great in the house too, important for us. Do you have any specific questions? Where are you looking at building? Apart from that we also loved the plan but really want to physically see it or find someone who has taken some photos of the inside. We are also having a large alfresco st the back but might move the alfresco to the side coming off thr side porch With the extras we are looking at they have quoted our build cost at about $250000 how does that compare? We have some photo posted below sorry there isn't more and the photos on the JG king site are from the one that was on display in Leopold. We are carpeting the family room though. There is water and sewerage and power at the front of the block I didn't see any gas or phone but guessing it's there somewhere. Also had the joys of going to go to a walk to the back of the block but a magpie decided we had walk far enough... It appears to be nesting in the paddock behind our block. It great to see good progress is being made. We have also been looking at bricks trying to make a short list. We had a look through the tile shop the other day too, of course the wife liked the most expensive non standard tiles for the kitchen splash back. No official decisions yet. I've been following your thread because we are also building with kings geelong. We're building a modified Heywood with an amalfi facade. Our land at fyansford doesn't title until April-May next year so still a long way to go yet! That's a nice floor plan good use of space and the kids can't argue about the bedroom size. Are you going through colours and what not at the moment or waiting? We are so torn on the facade and keeping changing our mind, we must be driving our consultant nuts although she's been really good even chased us up when she hadn't heard back from us. We've told her we will make a decision and get back to her before we get another facade priced......
