Browse Forums Building A New House 1 Jul 01, 2015 12:23 pm Hi, We are building a house in The Vale, Aveley, and have been given our final plans to sign off. We are building on a corner lot, and there is a minimum setback of 4m unless there is a footpath in front of the house, in which case the minimum setback is 4.5m. Our plans show the setback as 4m. We were told last year by our sales consultant that there would be a footpath in front of the house, however this is not showing on our plans. We checked with Stockland directly and they confirmed there would be a footpath. When we queried this with our builder we were told that as the council and Stockland have approved the final plans, it's a non-issue. We are now a little worried this may cause an issue once the building commences (e.g. having to move the building back half a metre). If anyone has any experience/knowledge in this area could you please let us know if this seems acceptable? However, we drove up last weekend and they have completed the footpath. It's going past the side of our lot, not the front (where the driveway will be).
