Browse Forums Building A New House 1 Jun 27, 2015 10:20 pm Hello, So we have just signed the contract to build the Clarendon Madison 37 in NSW and I am a mixture of super excited and super overwhelmed and super nervous all at the same time. I would love to hear from people who have built with Clarendon (and have good stories!) and also have some buddies at the same stage to rejoice, cry, laugh and pull our hair out with... Is there anyone out there?? A little about me and my new house: I am building in Hornsby NSW. We have changed the study to a cloak room/mud room and made the WIP and Laundry bigger, made the Living a bit smaller (now a study) and moved the Home theatre down (now a Kids Room - I am sick of toys underfoot!) and going to include a fireplace in the family room. Not many changes upstairs, but love the kids rooms have WIR! We have our Colour Centre appointment in 2 weeks and am completely at a loss about how to design it (unless we are missing something it looks like we have to decide everything on the day!?!??!) You cant see flooring or paint colour options which I think are the first step to the whole interior. Are you building in NSW? I am in Northern Sydney. How much have you modified?? We aRe also building in Sydney's northern suburbs and have finished bricks. Unfortunately we have had many delays due to Clarendon so no positive stories from me. BUT I know a few ppl who have completed a build with Clarendon and we're happy. I also know people building with others project home companies in Sydney and they are experiencing the same probs I'm having with Clarendon. Re: Just starting - building the Madison 37 with Clarendon 5Jun 28, 2015 8:25 pm Oh bugger I was hoping we could get a bit more info at the walkthrough. We are doing floors ourself after handover so that won't be an issue for us not seeing those. We are building in Newcastle Once we get back our revised plans I will start my own thread (sounds like you have made a few of the same changes we did!) but the main things we changed re - Extended the garage by half a metre, got rid of the study and made a large laundry (which we will fit out after handover). Made a larger WIP. Made the living room smaller by 0.8m (this will be my office woowoo!), and added that extra 0.8m to the Family area. Upstairs we got rid of the fifth bathroom as it wasn't needed, switched the bathroom to the opposite side and made Bedrooms 2 & 3 larger for our girls plus added WIR's. The rest of the things so far were just swapping out a few window sizes/positions and changing some doors to cavity sliding doors. We also added a 6x4m alfresco off the family room! Carpets and tiling are included in ours, but it is so daunting not knowing the exact products or prices for the interiors until the day and you have to sort of make a snap decision. I think once you have the layout planned the tour would be great, I was too excited and went to early, so really was just browsing and now really should do it again to actually choose...SO MANY DECISIONS TO MAKE!!! But I know I will be the one freaking out at this stage and I will be clam during the build and that is when Hubby will freak out!!! When are you going to your Contract meeting?? Do you come down to Baulkham Hills in Sydney or is there somewhere closer for you? I fell in love with some large plank laminate floors and they are only available through Harvey Norman so we will do the carpet through them aswell. As long as you have some colour schemes in mind you should be fine! Oh and know your budget lol. This will be our second house build so we learnt a few lessons the first time around. It will still be a few weeks before our contract meeting I think. We need to get the revised tender and plans plus our BAL report. We have to come down to Sydney so if we can we might try and do colours the same day to save having to take another day off work! It's amazing what little things add up and then some things dont!! Leese, my hubby and I went and spent half of a Saturday out at the Colour Studio just roaming around. It helps that most things are labelled with which "package" they are from... What I did was make a massive list - I broke down each room, and then listed down the different things we had to choose in each room. Eg. Kitchen - floor cupboard colours, wall cupboard colours, kickboards, splashback, handles, tapware, sink, etc. Basically anything and everything. As hubby and I moved through each section of the Colour Studio, we went through the list, explored our options, and wrote down 1st, 2nd and sometimes 3rd preference on stuff so that if what we liked / wanted was an upgrade, we had options to go through if it was too expensive. I found this helped A LOT on the actual day of the colour appointment, and it helped our consultant that we had a clear idea of what we wanted. It also helped me to budget on the day to make sure I got my $800+ kitchen sink! haha!! With regards to colours, there is a big stand at the colour studio with all of the paint samples - we took heaps of the sample cards and books. We also had a good look at the colourbond samples and stuff too... Good luck with it all! There is so much to get your head around!! I was originally going to do something similar with moving the powder room and was thinking of a way to enable walking quickly from the garage to dump groceries etc, but ended up changing our minds since we reduced upstairs to 4 bedrooms from 5, so we had to have a decent sized room downstairs as well.
