Browse Forums Building A New House Re: Our Cremorne 41..Demolition started!! 661Oct 11, 2008 10:57 am Forty four pages and you've only demolished. Phoenix is going to lose her title without a doubt. Congrats on your demo - which company did you end up using? Poor neighbour between both builds. When I pull up to see our house I dread the neighbours coming out to whinge about something Fi has moved in!! Re: Our Cremorne 41..Demolition started!! 662Oct 11, 2008 11:05 am I can talk alot of sh!t
I might have to start a new thread for the build itself!! We ended up using Absoloute Demolition. I dread the neighbours complaing too I don't want the relationship to be ruined before we even move in!! My karma ran over your dogma Re: Our Cremorne 41..Demolition started!! 663Oct 11, 2008 11:07 am haywgl I might have to start a new thread for the build itself!! Any expected start date for the build ? Looks like our build will be starting in Oct / Nov Cheers Re: Our Cremorne 41..Demolition started!! 664Oct 11, 2008 1:52 pm haywgl I dread the neighbours complaing too I don't want the relationship to be ruined before we even move in!! I always worry about what my neighbours think of the house/noise/tradies eic, but I guess I'm at an advantage that I have lived there for 12 years! I actually sent them all a letter letting them know of our plans and apologising in advance for any parking issues, noise, dirt and 'tradies'. I think they all appreciated it! They were all quite excited with the demo and most came out to have a look while I had tears! But I think to have two in the street would be a nightmare! Henley - Wilshire Mk 3 ... I love my house!! Yes, I can quite easily imagine the Stickybeak Factor outweighing the Resentment factor as far as neighbours are concerned. Geoff - Decophile. Re: Our Cremorne 41..Demolition started!! 666Oct 11, 2008 8:46 pm Thanks guys
We have been given a site start anywhere from 1st - 30th November, hopefully will know more when the 2nd soil test is done after demolition, looks like we could be racing Hysterical I sent the neighbours a letter too I think it was a nice gesture My karma ran over your dogma Re: Our Cremorne 41..Demolition started!! 667Jan 30, 2009 11:05 pm haywgl I'm actually a bit angry at them too, our s/c told us we would only be paying the difference of things when upgrading items in the promo. eg. free 20mm QQ in the kitchen, we want 40mm so you only pay the difference from upgrading to 40mm from 20mm so about $1500, rather than the $4100 or so. Sorry for dragging this back up from the bottom of the thread. Does anyone know if PD are charging the full price on upgraded promo items? Or just the difference in price? Emma wants a 40mm black benchtop, so much that it may be a deal breaker between us and Porter Davis Prestige at least. Cannot justify having to pay the difference there... The sales rep (R @ Mernda) said (not in writing..) that we'd be paying the difference for upgrades above the promotion items. Re: Our Cremorne 41..Demolition started!! 668Jan 31, 2009 8:57 am I went crazy for a minute there - thinking this is my old thread...what's going on!
We ended up only having to pay the difference, because like you our s/c told us initially that this is what we would be doing. He then rang me up and said I would have to pay full price to go from 20mm to 40mm which would have been about $4000 I'm assuming, instead of the $1100. I told him there is no way, he had said I was only paying the difference initially and that is what he has to stick too. Luckily for us it worked, it did have to go to high office though. If you have been told that I would stick to your guns My karma ran over your dogma Re: Our Cremorne 41..Demolition started!! 669Jan 31, 2009 9:06 am haywgl Luckily for us it worked, it did have to go to high office though. If you have been told that I would stick to your guns Haha sorry for that! Going to make a few phone calls today about it - see where that goes. It is ludicrious to expect people to pay full price above what is included to add 40mm EDGING to a benchtop. A 40mm stone bench is 80% 20mm and 20% 40mm throughout. Re: Our Cremorne 41..Demolition started!! 670Jan 31, 2009 9:14 am Yep I agree with you - i'd just say you have spoken to other builders who are willing to let you pay the difference and so you will walk if they don't come through. I'm sure they will play ball My karma ran over your dogma Re: Our Cremorne 41..Demolition started!! 671Jan 31, 2009 10:32 am Zerosignal Does anyone know if PD are charging the full price on upgraded promo items? Cannot justify having to pay the difference there... The sales rep (R @ Mernda) said (not in writing..) that we'd be paying the difference for upgrades above the promotion items. We paid the difference (same sales rep too) ...our promo included higher ceilings to 2590mm - we had to go to 2740mm because of estate requirements. We saved $3000 on that upgrade, thanks to the promo. Same went for some kitchen cabinet upgrades we did. I queried ALL the prices in our tender and made them break it down and explain how everything was calculated. I'm sure they hated me.... I found one discrepancy where they'd charged us the promo price AND the full upgrade price and they happily did a PCV for the $400-odd involved. Re: Our Cremorne 41..Demolition started!! 672Jan 31, 2009 10:54 am I just spoke to R on the phone. He said we definately only pay the upgrade price not the full price of the benchtop.
He quoted me on the phone: self::bbcode_second_pass_code_cb Like you Kek I will be questioning the items in my tender. Re: 673Mar 24, 2009 9:50 am haywgl They basically said the only thing that would make it more would be if there was any tree roots leftover - this will not be a problem as the demolition guys will be dealing with this and the other thing was if thy remove the house and there is something major underneath it - like a big hole!! I was a little worried about tree roots too, we had our house demolished a few weeks ago and I asked the demolisher if they would do a bit of digging around where we used to have large trees, they did seem to remove some but when I did some "prodding" I discovered many more very fresh and large roots, so I hired a "stump muncher" last weekend and spent they day getting rid of as much as I could. I am still concerned that there may be others further down and that when they start trenching there will be issues, I am just hoping the extra $15,000 we are paying for extra footings will cover this and we won't get a camphor laurel growing though our floor in a few years time! We had this happen to us last year and got charged a variation.
