I thought it's about time I started our own thread now that we have a block of land and since we paid our deposit with PD to build the Cremorne 41 Ok so a bit about us, we are a family of 4 and we just purchased an old house which we plan to demolish in Melbourne's west. We get the house mid August, should arrange demolition by September and PD have booked us in for a start date in November. We have been told that if we get demolition and building permits done earlier we could get started in October...but I'll hold my breath on that So to start off I thought I'd show you a plan of the house - well a link to the website and give you a list of our upgrades. We are going to get booked in for colour appointments/tile selections in the coming days so once we have all that organised I will post our selections here Also if anyone else happens with the house I will use this thread for updates. I do plan on starting a blog when I get a chance and also when there is actually something to talk about Ok so here is the plan: http://www.porterdavis.com.au/?#homeviewer/Cremorne/41 And our upgrades: (Feel free to comment on anything you think we are missing) - Cremorne 41 - Clifton Facade - Current Promo - panel garage door, access door to house from garage, 2 x garage remotes, flyscreens to windows, glass splashback to kitchen, stone bench in the kitchen, 900mm freestanding cooker, dishwasher, handheld shower taps, network controller etc) - 450mm eaves to entire double story - Upgrade bricks and white mortar (assuming we find the right ones ) - Site costs (we have been estimated $20,000 ) - Tile allowance (upgrades with feature tiles etc) - PMad 101 Corinthian front door x 2 with translucent glass - Trilock to front door - Render to portico, porch and pillar - Close off formal lounge with 2 nib walls - Stain stairs (treads stained, risers painted white) - Stainless steel balustrades - Extra cupboard in luandry in lieu of space below - Overhead cupboards in laundry - Extend pantry shelving - Extend fridge space and add tap behind (we have extended to 1.2m, I think I might make it 1.1m) - Shelf over fridge space - 2 pot drawers on either side of cooker - 40mm QQ benchtop in kitchen with waterfall edge to island bench - 40mm QQ benchtop to ensuite and bathroom - Overhead cupboards in kitchen with slideout rangehood - Overhead cupboards in kitchen in space between WIP and fridge - Splashback in kitchen in space between WIP and fridge - Window locks - Doors to WIRs, ensuite, study, rumpus and formal lounge - Upgrade all doors to Corinthian 2 panel Cambridge - Extend bath in bathroom - Upgrade all basins to round salad bowl above counter basins - Upgrade all taps to mixers - Porcelain toilets - Extend Mirror in bathroom - Obscure glass to ensuite - Deadbolt to laundry - Various handle upgrades (bar handles in kitchen etc) - Refridgerated cooling - Various electrical upgrades (tv points, foxtel point, telephone points, Telstra pit, select few downlights, fan to alfresco, extra batton points, extra double pp's throughout, outdoor weatherproof powerpoint, outdoor flood light, outdoor sensor light, alarm) I think this is everything, of course we will probably remove/add things depending on what price we get given at tender...I'm dreading to think of it!! I can't think of anything you have missed except for a water tap in the fridge cavity, in case you want a fridge with water function. One thing I can think of is fly screens. Maybe you are doing after handover, but ours were pretty cheap with the builder. Another thing is go for quad power points wherever you have a tv point. But you seem to have thought of pretty much everything. That's one advantage of having had heaps of time. Disappointed to hear about the brick situation. Bloody Boral! Phoenix - I promise the pics will come when I have something to take a picture of Colour appointments are coming, so I'll do some colour boards for you Jo - Sorry we are getting flyscreens, they are included in the promo, I probably forgot to list them. Quad pp's is a good idea, I just did 2 doubles next to each other, are quads cheaper/better? Miss81 - Yep we have the tap behind the fride, I listed it in the part about extending the fridge space. I would never have thought of this if it wasn't for homeone We were going to do sliding options for the WIRs but because of their location next to the ensuite, one door would be a sliding door but the other would have to be standard so we just made both standard opening doors Kiwi - I meant to the outside laundry door. You did list flyscreens. Sorry. The quads powerpoints do work out a bit cheaper than two doubles and I guess look more streamlined. Claego - no idea what a telstra pit is, I was just told I needed one I assume it is so your phone can be directly connected to this so it works straight away? Maybe someone else knows?? Kiwi - Yes those are the sort of things we need! I wonder if PD offer this sort of setup, neither hubby or I are 'electrically inclined' so i better ask about this... Our builder didn't present them like that, but the electrical was a nightmare. So if I have selected all those components they'll be on the wall on a panel like that? Sorry to hijack Bel. Jo Yes 4module wide as shown, for instance if you're going to have Foxtel installed at the location you'd go for 1x Double Coax, 1x Coax & Data, and 2x Double powerpoints.
