We met with the real estate and Absoloute Demolitions at the house today, they said they should have a quote prepared in a few days, there were a few trees on the site - one largeish one and they said they think it would be cheaper to get a mulcher in to remove it for us....will look into this. I was going to post this with my previous response but also found this thread so decided to put it here. I was just reading the part about the tree removal. When we demolished, which was early last year, we had about 7 trees to be taken out. One was a very large oak tree about 50 years old with a root system that went from here to eternity. Our cost for demolition was $10,000 and that included removal of the trees. I would check into that because tree removal companies can charge quite a bit to remove trees and considering the equipment that demolition companies use they should be able to do it quite easily. My guess is we would still have been paying around the $10,000 mark without the trees and then thousands on top to get the trees removed by a tree removal company. It would be worthwhile ringing some tree removal companies just to get a ballpark figure. Our slab was a P class (and don't quote me on this) but I think that's pretty standard when a house is demolished. Apparently due to the disruption of the soil (although someone with more knowledge on this topic may be able to provide better info). I tend to agree about the tree removal, I can't be bothered organising a seperate company coming in to get the trees removal, for the sake of a few hundred or so I'd rather get the demolition company to just do the lot. I have heard very similar with soil tests from demoltion sites, they are pretty much guaranteed to be P class, I have heard this can increase the site costs alot, we have a very flat block with I'm hoping no other surprises so hopefully the site costs remain about $10,000 although I doubt it Were yours expensive?? At least they were clear about that from the start so I always knew it would be an extra cost. In the end it cost me $1200 to get it down. We're getting a P class slab. Fi has moved in!! So you won't even be able to start getting the permit till at least a couple of weeks after settlement, then the 2 or so weeks for the permit. From memory this is the same with the utilities. You need to be the owner of the property to start the ball rolling. Kerrie - That is interesting because the demolition company said they could apply for the permit it would just mean that it could be approved but the actual approval paperwork couldn't be issued until we could prove owenership. Hopetoun called me this morning and booked me for my colour appointment, the girl told me it had to be after my tender appointment, which I thought was strange as I wanted an idea of costs etc at tender.... Anyway it has been booked for some time in September so still a fair way off Also Absoloute Demolitions got back to me and their quote was $8965 for demolition of a 3 bedroom weatherboard home with asbestos and a largeish shed - - this to me sounds quite reasonable. Only thing they wouldn't touch is a largeish tree out the front - they said we would need a tree removalist...so probably add another $1000 on the quote - which brings it to just under $10,000 for demolition which is what I was expecting Does anyone know the name of a good tree removalist? Melbourne's west I'm just trying to decide whether to stay with Absolute demoltions after what some people have said about them taking quite a long time to get the demolition complete - I'm on a pretty strict deadline.....my other option is to ring other companies with the quote and see what sort of timeframe they can work on... Bel, like you H/toun advised that our selection/colour appt had to be after tender. We requested that it be before tender so we knew our costs AT tender and then knew what we had to play around with before contract. It gets very messy when you start adding stuff after contract....... I would get in touch with K/C? and ask her to bring your appt forward or ring H/toun and ask them. I just went through H/toun and it wasn't a problem. The story we were given was that stuff IN the tender/contract is stuff you don't want to have to change.
