Does anyone happen to have a rough cost for upgrades like electrical and colour selection place? We recently signed up with Hudson to build a single level home and h3 inclusions. We just finished our colour selection last week. Haven't realised any additional upgrades yet. We have been informed by Hudson any changes after colour selection will incur a $500 surcharge in addition to the cost of the change/upgrade. We haven't reached the electrical selection stage. They are slow with processing changes and corrections. Fingers crossed we won't run into too much drama. I had previously looked into this over a year ago, but the follow up at that time was slow (different person in a different estate) and I did not feel like I was being told all the details, so I did not go ahead. I am looking at building an Azure 19 or 21. I signed up with Hudson Homes in June 2021 with a fixed price contract valid until June 2022, paid the initial deposit, then went through the variations and signed the final contract, paid the 5% deposit (over $25k), and within a couple of months they came back to ask for another $85k. All this within the fixed price contract period, meaning before June 2022. When I asked for the clause that allows them to do this and objected to paying the extra, they stopped answering emails, no responses to documents submitted, and now have said they will not construct our house. And they have walked away with our $25k deposit. Absolutely awful. I will never recommend anyone to go with Hudson Homes. All our dreams shattered. They have pocketed all our hard earned money. Another strange feature of Hudson Homes is that we are asked to pay the subcontractors (such a electricity, aircon) directly to the subbies; I don't think this is covered by iCare insurance but need to check. It is much safer to go with a builder where all monies are paid directly to the builder who then pays the subbies so that the insurance covers these in case the builder goes into liquidation. I am now in the process of taking Hudson Homes to NCAT to get my deposit back and claim damages.
