Browse Forums Building A New House Re: Building with Hudson Homes 61Feb 17, 2016 8:25 pm Yeah she does her best which is all anyone can ask. Senior management definately needs to sharpen its pencil in a lot of ways and get a better communication system in place. There's big breakdown in communication that needs to be resolved. There's a Hudson Home being built near us in Gillieston at the moment and it has been going for ever too, very little progress and they have just taken down the temp fence while it appears there is still a lot to go. Re: Building with Hudson Homes 62Feb 18, 2016 9:35 am We also have Sandra. Hopefully she works well for us. Communication seems to be the issue for us as well. Other than that we've had a really good experience thus far. Hopefully they get on top of it and sort it out in the near future. Re: Building with Hudson Homes 63Feb 19, 2016 1:09 am Liz-- Fair enough about the carpets lol and I am totally with you re-confrontation I might need to have a bit of a vent tomorrow though Am4400-- Very nice choice And i hope you can get sorted asap and given a proper date. Jhiace-- Yaay im so glad your plans are finally at council and I like you floor plan changes too Also thats so weird that the fence was taken down but they aren't finished yet, maybe the people changed builders or ran out of money (hopefully not) or something? We have Sandra too and she has been amazing for us very responsive and helpful I will see how she goes tomorrow though we have a doozy, as we rushed so much before Christmas to get the grant (p.s. we can't get the 5K voucher I asked) I am now noticing some issues with our colours that I need to rectify/fix, nobody will answer my questions on the carpet underlay and its not specified anywhere. The biggest one is the wrong type of window upgrade is in our colours booklet, tender, plans and everything I am freaking over it I don't want any more delays at all but we wanted the ComfortHush glass for soundproofing from street noise for bed1 and ensuite and have been given the ComfortPlus a totally different product. We found a breakdown in communication with Alice for our colour choices and to be honest I am quite intimidated and scared of her lol. We didn't have a booklet as we started at SS then pulled upgrades from all the other levels so our colours is all over the place and quite confusing. Also we have been approved by council yaaay but it was posted from Maitland to Hudson on Monday and they still haven't received it yet I find that so stupid. Then once they get it they need to prepare a builders pack or something then send that too me and then once we get that (we need to sort the bank out ect) but they still give themselves 20 working days to start on site which really sux I really hope it doesn't take that long. In the contract it seemed to be they have 20 working days from when the plans are approved by council but I'm not sure as I have been told its from when we received the approved plans from Hudson 20 days from then Building with Hudson Homes 64Feb 19, 2016 2:14 pm Hello All, I had emailed Sandra asking for updates on the same day after our chat. But I didn't receive any immediate response. Finally I called And asked her if I can speak with site supervisor or his manager but she was reluctant to give contact details.
At Last I had to say, I didn't wanted to take out my frustration on u but u leave me no choice. And if I don't get a reply by tomorrow I will have to speak with ur CEO. Within half an hour I got a reply to my email. The site supervisor has confirmed that our cabinets are arriving by end of this week and she will be issuing an enclosed claim my mid next week. I am soo glad. Finally got some good news. Hoping to get everything sorted now She was very polite during the call. And I really don't blame her on all the delays. But somewhere I am disappointed that even though we had finalised everything way ahead of our construction just to insure nothing gets delayed but still no output Re: Building with Hudson Homes 65Feb 19, 2016 3:42 pm Isn't it crazy! Changing the glass could be a challenge now and may have the $1000 design alteration cost.. It should never have to come to threats of going higher being made, they just need to communicate.. Our plans have gone CDC and apparently it is much quicker than DA so fingers crossed it doesn't take too long! Re: Building with Hudson Homes 66Feb 19, 2016 4:29 pm Hi guys, I am so glad AM4400 that you finally have some good news and are getting there I hope its all sorted for you too I would love to see piccys when its all said and done too! Yes its hard its not any one persons fault just break downs in communication that make it hard then when we are speaking to such nice people who are working hard to fix it its you can't really be upset with them lol. Jhiace: Yes I know we still aren't sure whats happening with that but they have confirmed it was an estimating error so we may have a leg to stand on. I just basically rewrote and edited our colours booklet initialled it and sent it back as I just know things will be missed or mistakes made its so all over the place as we started SS then pulled in upgrades from all different levels. Thats awesome CDC is brilliant ours only took about 4-5 days which was amazing but then it took 5 days in the post which was nuts on Australia Posts behalf! Happy to say they now have it so a little more progress at last lol. I will keep my fingers crossed for yours aswell average time for CDC is supposed to be only 2 weeks which is good. Re: Building with Hudson Homes 68Feb 19, 2016 5:02 pm Yes it's a standard $1000 for anything structural to be changed after you sign off on the plans/contract. But since this was not our fault hopefully we will be okay. Both Alice and Sandra have been amazing today and really helped us out a lot to get a bit more clarity lol. Also AM4400 did you not have to pay the base stage payment until after the slab was poured? Is that how it works so we can check it before approving the payment I'm so confused lol. Building with Hudson Homes 69Feb 19, 2016 5:05 pm Yes we had to pay it after the slab was poured. They send u invoice with photographs on the second page.
U need to then fill up the form provided by bank and forward it to ur bank representative( we were not aware of this one) we thought that hudson will directly send it to the agent. It's five stages for us. Slab, frame, enclosed ( roof and wall) , fitting ( all interior work done) and then fixing. I am waiting on last 2. Re: Building with Hudson Homes 70Feb 19, 2016 6:14 pm Awesome thanks I was a little confused by that lol. Sorry to pick your brains some more lol, At what stage did you do eclectical appointment and did you find electrical upgrades expensive? We have an allowance but I'm worried about going over. So your up too fitting then, do they let you inside/on site to have a look at the progress? Or are you looking in via windows? Have they given you a rough date yet? Building with Hudson Homes 71Feb 19, 2016 6:44 pm Lexi64 Awesome thanks I was a little confused by that lol. So your up too fitting then, do they let you inside/on site to have a look at the progress? Or are you looking in via windows? Have they given you a rough date yet? Our electrical appointment was done before start of construction. I will say they are reasonable. Compare to other builders. Previously the site was open so we were able to go inside and check out but since Christmas they started locking the site. I am not sure, but I think it the same everywhere they normally start locking it as they start working on interiors. It's because they get lots of material delivered so they need to keep it safe. All material related to ur site is normally kept in Garage. So either u can see through window or u ask for an appointment. That is exactly the frustrating part for us. Technically the site supervisor should be in touch with you and give u updates time to time. But looks like Hudson Homes don't have the same culture. Re: Building with Hudson Homes 72Feb 22, 2016 11:13 am Awesome thanks for the info we have a 4K allowance for electrical upgrades but I'm scared of going over as we want ceiling fan lights in a lot of the rooms x6 and hopefully the patio plus quite a few extra double power points and a couple of extra lights including outdoor plus the 3 in ones in both bathrooms. I'm trying to figure out what's on the chopping block if we go over lol. Oh I've been off with the fairys I just noticed your blog I will go check it out I suppose it's really good they are keeping it secure but you should defiantely be able to get in contact with the site supervisor and getting updates be able to go have a look. Hopefully you are getting closer again now Jhiace how are you plans going? Re: Building with Hudson Homes 73Feb 22, 2016 6:37 pm HI Lexi64 Thanks for the confirmation on the blog. Actually its not my blog. I just copied it from my friend to use it as an example to create my own signature. i am also thing of creating my own blog the same way. I will update it once it is all completed. Re: Building with Hudson Homes 76Feb 23, 2016 11:04 am We haven't allowed extra for electrical. Hopefully it pays off doing it after handover (I work with heaaaaps of electricians). Can't wait to see photos Soo we were told we would receive the pricing for the upgrades back in two days (now a week later) and still haven't received them D': I feel bad always emailing them to nag, but I feel like I have to when I want anything done! On a positive note my samples of the bench top we ordered from Caeserstone arrived woohoo! Another sample to add to the collection Re: Building with Hudson Homes 77Feb 23, 2016 1:51 pm @ Lizard94. Who is your contact for ELectrical ? Is it - Your Home Consulting ? they are pretty quick with their replies. Can you show us some photos of caserstone. i got the samples for some but not for the one i selected. Re: Building with Hudson Homes 78Feb 23, 2016 1:59 pm Hi Liz everyone reckons you save a ton of money that way but they do say extra powerpoints will be more expensive afterwards I think you can get the builder electrician to just provide the leads for them or something though. Bugger that sux about pricing yes I remember ours was similar I think told 2 days but it took 4-5 I think it does feel mean but I am the biggest nagger now too lol I do think it's kinda necessary. I'm glad you got the bench sample though Re: Building with Hudson Homes 79Feb 23, 2016 2:08 pm So the boys at work gave me a handy tip in regards to that - may help a few of you. If you're wanting extra power points in rooms but want to add them in later, place the power points strategically so that one is sitting on the opposite side of the wall where you want it in the adjoining room (where possible). I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending. All their existing trades and businesses don't work with… 14 109130 Hi there!
