Friends and family all week have been asking us if we'd starting actually building and it's been so disappointing saying it's in council. I am loving Sandra this afternoon lol Question - how long did it take you from this point to start of construction (roughly). Keep in mind our bank has given us conditional approval but wouldn't do a proper approval of funds until we had council approved plans. Re: Building with Hudson Homes 224Apr 29, 2016 6:14 pm Congratulations, I think it was about 4 weeks for us but we already had unconditional approval, you will still need to the electrical etc and they will now finalize the plans so could take time. They will release a partial file so the block can be cut and fence erected but that's as much as they can do until the full file is released Re: Building with Hudson Homes 225Apr 30, 2016 6:28 pm Hi Jhiace, Thats a bit odd we were always told first walkthrough is once frames are up and it was 50/50 I think to organise it as we queried it but Tracey mentioned it to us also. We are also going through once rough ins (plumbing/electrical) are in to check it all matches our plans ect which I guess is the appointment you were told. Thats really strange maybe ask. Im not sure if they are just modifying their structure and processes all the time to save time or theres communication breakdowns but our first walkthough was after frames went up if I hadn't of asked though it might not have been booked until rough in stage but yeah. Hows your progress going? We are happy with the brickwork its looking great probably approx 60% done now, maybe its just slow at the start so they can measure and plan it out properly. We have been told by the brickies they are hoping to be finished by end of next week (*touch wood*) heres hoping lol. There were about 6 or 7 of them I think working on our house. The other ones may have gone up faster as they could be Investment properties (our current theory) or we just weren't watching closely enough and it seemed fast between visits lol. Yaaaay Congratulations Liz Thats great, for us (but we had full approval as we valued/got the loan for the house and land together) it was I think the 21st day after council approval but also it took a week from when our plans were approved for them to be received by Hudson that whole time they were in the post which was frustrating and bizarre as it was only going from Maitland council to Sydney not far at all. Then Hudson give themselves 20 working days from when they "receive" the council approved plans to construction start or full file release. Ours started I think smack bang on the 28th day (including 7 days in the post) it was a stressful wait I would say just allow yourselves the full 20 days from when Hudson gets the plans and anything before that is a super bonus. But I think they have a lot of certificates, paperwork and ordering/organising to get done in that 20 days so it will take all that time. I got told a lot of different things/start dates in that time and it was very stressful lol but that was cause I kept chasing up what was happening. Still awesome news though Hang in there lol! Re: Building with Hudson Homes 226May 02, 2016 12:03 pm Hi Lexi, I requested the client information pack that i had never received, Turns out as per their own literature there is meant to be a meeting with the supervisor PRE construction, then another one at Peering stage, Then at frame and then again at rough in stage. If i had this document before i would have requested all the visits bar peering to be honest so communication is disappointing. We went away for four days to Melbourne and on our way home yesterday drove past the block and they have done the guttering and fascia and started putting up the scaff for the roofing! Roof should be done this week and our walk through is Friday so will be good to look through it all. Hopefully your bricks are finished this week! Re: Building with Hudson Homes 227May 02, 2016 3:14 pm Okay wow I had no idea either I was always told from the start first contact and site inspection would be once frames were up but I knew other builders there were more/earlier visits. Maybe its the transition from investment properties to building for people where theres confusion I don't know. Awesome are you having tiles or colour bond roof? We really hope so too lol. Bricks started monday and as of yesterday afternoon were about 80% finished so am hoping today when we go for a look they are finished! The gap you were worried about in your brick expansion joints is fine, they will come back and put caulk in it and seal it off. Our bricks are all finished.. very happy with it so far.. keen for the lockup stage and inside to be started.. Wondering when they will do our render and install our stone feature wall too.. Let the fun begin! From all my procrastination and delays trying to get around paying for a sewer peg out the builder has decided that we don't need one. Obviously wasn't worth the hassle. After sending Sandra a passive aggressive email asking her to delete my partner's email and NOT to contact him she agreed she deleted his email BUT then proceeded to continue to email him. Can't say my partner was pleased - the email he sent to her wasn't as nice as my initial one. Fingers crossed the communication improves from here. Re: Building with Hudson Homes 234May 23, 2016 11:45 am Congrats! Can finally start the wheels in motion! Hopefully it goes quick for you. But it doesn't get much easier. We found over the weekend after speaking with the cabinet maker that our fridge cavity is too small. The standard size was 850mm and we widened it to 950mm as per the variations and plans and with the frames now up the space is only 950mm now and once the plaster and skirting boards go on it will be down to 900mm and it won't fit our fridge, so they have to move one of the walls over 50mm.. Good to pick it up now but! Electrical and plumbing and eves are scheduled for this week. Hopefully no delays getting it to lock up. Considering the stuff I hear about other builder's I am still confident in our decision picking Hudson - it's been relatively smooth sailing so fair. Hopefully they fix it up swiftly - as you said, at least it was picked up now It seems everything had progressed pretty quickly for you which is amazing to hear. Hopefully it does improve for you now too and yes I agree building in general is really stressful no matter who you are with but overall Hudson have been really good! That's a bugger jhiace did the cabnet maker contact you or you contact them? Yes really lucky it was picked up early for you hopefully it's fixed soon. Wow your lucky lol we had to sit for a while before getting ours there were reasons but yeah. We finally got our eaves up on Friday and they fitted the door frames and cavity sliding doors also which is great. Electrician was supposed to do rough ins last Thursday or Friday but we haven't been able to see if he's been yet. I just really hope he did come when he was supposed too as we have council inspection for frames booked this week and electrical needs to be in before then. Are you getting updates fortnightly or weekly from Sandra? We have not had one single update from the office at all well we did have one a while ago but it was after I asked for it and just reiterated what we already knew with no future information or dates ect. The only way we have been keeping updated at all is thanks to our neighbours and SS when we have an inspection, is yours the same? The SS also agreed the cavity was under size. Lexi, I was walking our dog past the house and saw the cabinet maker there so just introduced myself and said hi. the SS did mention the sparkys are a bit haphazard with their timing, which could be problematic for us also as my own sparky is going in this Friday so hopefully theirs has done his bit so we know what is going where.. No updates, but to be honest i've never asked as I live only a couple of minutes away so we just go there daily when we can anyway. She did send an email last week updating us but it was to say the roof was nearly complete but in actual fact the roof had been done for weeks and the bricks were already completed, but i know they are incredibly busy and the SS is building an incredible amount of homes and thanked me yesterday for being on top of things as it helps a lot in the long run. Yeah I'm not too sure what's going on with the sparky at this stage hopefully he is in there today for us. Okay yeah fair enough it's just really hard for us as it's an hour and a half each way and when we have time it's usually already dark so we can't always get up there. Especially now moving onto more inside stuff it will be harder and harder for us to know what's happening. We were told we would have to wait until after handover as we're getting a friend to put in some extra power points, down lights etc. Ask for references and speak to them.
