hi Lexi, even if you take the floor plan and go to any electrician, he will provide you a estimate price. this way you know what you can do with the builder and what you can do after the handover.
Browse Forums Building A New House Re: Building with Hudson Homes 126Mar 07, 2016 8:30 pm Yes they are really annoying like that. See I am still waiting updates on my cabinets even after all the who ha happened last week. They expect u to come back asap. But it's not the same other way. They too rushed us with our colour appointment, electrical appointment. And now it's been more than a week I am still awaiting a proper answer from hudson homes . Re: Building with Hudson Homes 127Mar 08, 2016 8:33 am :O They STILL haven't given you a reason and completion date? How disappointing and frustrating. Did management get in contact with you? Yep! They sent us a variation Friday that we had never heard about saying it was outstanding (dated 10/2) and all Sandra said was "oops I forgot to attach it when I sent you the plans" grrr. Not going to sign a variation for $1200 for something we know nothing about just to please them. THEY can wait for once! Re: Building with Hudson Homes 130Mar 09, 2016 10:32 am woohoo! Sooo excited for you! Let the fun begin We're held up at the moment. Hudson wants to charge us $1200 for a sewer peg out to determine where the sewer is on our block & depth. Trying to get the Work-As-Constructed plans from the developer so we have the info for nothing. Fingers crossed. Re: Building with Hudson Homes 131Mar 09, 2016 12:29 pm Fingers crossed that works out Liz that's awesome jhiace! Our drainage and piering is supposed to go in this week but they aren't getting back to me. Just had our electrical appointment and had no clue we are supposed to pay directly/upfront I assumed as its on the tender as a provisional allowance it came out of that so it goes on our loan I'm so lost right now. It doesn't make sense why even have that allowance on there? Re: Building with Hudson Homes 132Mar 09, 2016 1:34 pm How much are you spending at Electrical? We have ours on Friday, Already done the plan i want, only adding one thing with them as we are doing the rest ourselves. I am getting them to move the lights to where my downlights will be, we got H2 so have oyster lights in the upgrade but i only want batterns so will be a credit there. Re: Building with Hudson Homes 134Mar 09, 2016 1:58 pm We spent approx $3500 and had a $4k allowance. The only things left to buy and install our our ceiling fan lights and a outdoor sensor light but all the provisions are there. We Added 8 powerpoints (about $44ea) added a USB PowerPoint, extra tv point, added wall mount provision for tv with hidden cables behind the wall so we can connect the DVD player ect neatly, 7 led down lights, oyster led light fixtures to all fittings bar walk in linen, Landry exterior and the WC, provision for external sensor light, weatherproof PowerPoint outside, double flourescent light to garage, needed an extra circuit for all the extra powerpoints ect, two 3 in one fan/light/heaters these were Exxy but need their own safety switch and circuit about $440 each, changed a two way to a 3 way switch. They do send you out a basic list of the prices before your appointment which is really handy and the lady was very good if you email them to ask for prices ect. I'm just unhappy at having to pay upfront when electrical won't even be happening for a while and we assumed it came out of the tender and loan hopefully that gives you a bit more of an idea what you get for your money I think the led oysters we chose we $62 each installed and LED down lights we went for what we hope are the better ones at $72 each but they didn't know a lot about them a lot of their information was on appearance rather then functionality they were very patient and the system is very good though. Hope that helps a little Re: Building with Hudson Homes 136Mar 10, 2016 8:09 am wow $3500 seems a little exy. We have the heat lamps included and other things so if anything i will need to get them to add some powerpoints because we will be in credit. Still costing us a bit for our cabling etc but not as much as paying them of course. I spoke to Sandra numerous times on Tuesday Lexi, are you having issues contacting her? Re: Building with Hudson Homes 137Mar 10, 2016 11:17 am We had no idea though what prices should be I asked two electricians for quotes and they never got back to me. We are happy though as its pretty much all covered except ceiling fans and we came in under the allowance. Yes I had asked questions as our piering and drainage is supposed to go in by the end of this week but hadn't heard from her since last Thursday (via email) hubby just spoke to her on the phone then and in 5 minutes we had most of our questions answered easy waiting on a confirmation of where we are at by the end of the day I think she is overworked it would be a tough job I just get freaked when we don't hear anything for a while. Just getting so strung out waiting for it to start finally. Re: Building with Hudson Homes 140Mar 14, 2016 1:36 pm Friends of mine just built there and said there is someone building a Hudson next to them and they are waiting for slab to start, thought it might have been someone here. Electrical cost me $238, Emailed Sandra about the credit from oyster and bunker lights back to battens and she is of the opinion oysters and bunkers are standard inclusion, their website with the SS package clearly states “Fixed batten lights fittings with globes”, so that is clearly battens just like you are getting. Have just sent her the link to their own website and requested she investigate the credit a little further. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 76948 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
