I loved reading about everyones builds and borrowing ideas so I thought I would start my own thread to share our journey. My husband and I are building a new home in south western Sydney. We have owned our block of land for a few years now so we had plenty of time to find the perfect home and builder for us. Our block is quite unique in its shape and size (see below) so it wasn't easy to find a home that fulfilled all our wants and needs, suited our block of land and kept within our budget. Whilst we do have quite a large block unfortunately our build zone is restricted by an easement to the rear of the block. Ofcorse we did know this when we bought it and adore our own slice of south western Sydney regardless. Below is a picture of our build zone. All the more reason for it to be difficult to choose a home design - not to mention facade / landscaping / fencing etc. It is also prominate driving into our suburb - the pressure is on! lol Re: Splendour in the south western suburbs 4Jun 20, 2015 4:38 pm We looked at lots of builders and home designs and nailed it down to 3 houses.
Benham 24 by Rawson Homes
We really liked the Majestic facade and that it had a balcony (if we had a balcony we would be overlooking national park) and that the balcony came off the main bedroom. We also liked the large family room option. We looked at pushing the kitchen back behind the garage and putting a walk in pantry next to the laundry. We thought this would create a really nice flow on effect from kitchen to dining and then family room and we would put the alfresco next to the family room. We also liked that we could extend the shower and add double showerheads in the ensuite and that it had a double vanity. Unfortunately, once we had the extensions and upgrades priced up we had blown our budget. We also weren't 100% satisfied with the customer service we received from Rawson. The Cornerstone ticked a lot of boxes for us. We felt it was a good sized home with a lot of living areas. The rumpus room upstairs or the home theatre could be converted to bedrooms. The sales guy suggested removing the linen closet and adding a shower to the powder room downstairs. He also suggested we could use the space under the stairs as a built in pantry. We thought all these things were great for adding value to the house. However, we weren't sure about having the kitchen in between the dining and living rooms and I had my heart set on having an island bench in the kitchen. Also, the house was going to take up quite a lot of our block of land as the garage would be next to the powder room and leisure rooms (making it approx 15m wide!) We knew when we bought the block we wouldn't have a back yard due to the easement, however, we were hoping for some side yard. We really, really liked the large living area to the rear of this house. We also thought we could put an alfresco next to the living area so have the same flow on effect similar to the Benham. Beyond the alfresco, the side yard would be bigger as the house width is 5 metres less than the Cornerstone. This large living area and side yard was really important to us because it would be where we would spend most of our time. We liked that it had a separate study and that we could use the space under the stairs as storage via the laundry. The house did however need work to make it our dream home. Lucky for us, H Homes are very flexible in their designs. In the end, we decided on this design. It came in well within our budget (and this would allow room to customise it to suit us) and we felt very comfortable with the sales consultant. We felt she took our ideas on board and together we created our dream design. The changes we made:
