Browse Forums Building A New House 1 Jun 19, 2015 6:32 pm Hi there I'm currently building and my friend who has just done prestart with affordable living has told me that there prestart costs had to be paid upfront to the builder and couldn't be including in there loan? Is this true for all builders and how do I avoid this? Kind regards, Re: Prestart costs having to be paid upfront? 2Jun 19, 2015 8:09 pm With us we paid an initial deposit of $1750 for contract stage then paid the 5% deposit minus the 1750 we had already paid all out of our savings. Is this what you mean? Or another additional cost? Re: Prestart costs having to be paid upfront? 4Jun 21, 2015 2:54 am Hi pink86 No I mean an additional cost, so when you sign your contracts etc you get your price then you do prestart where you add the extra power points, cupboard space etc that you want and your prestart costs have to be paid upfront and not incorporated into your loan Re: Prestart costs having to be paid upfront? 5Jun 21, 2015 3:44 am Hi Aveley, that is how it worked for us, we had a pre start allowance in place, so you can avoid having to pay too much extra by having a larger allowance, we only had $1000, most of our pre start costs were electrical, so the balance after the $1000 taken off was to be paid by us. It worked out tho that we didn't end up having to pay a cent as all of our provisional sums that we had in the contract were way over estimated, so we actually got credited money and they took the balance of the prestart from that. Not all builders ask for it at prestart, we had to provide bank statments showing we had the money but we pay it at the end. Hi Everyone, wondering if anyone has done a prestart lately with summit homes in WA and what kind of costs were associated with adding gpo's and downlights? we are also… 0 3865 traditional gable roof facade - Have you did the dark and light gray color combination in facade with gray stone in facade… 0 4214 |
