Browse Forums Building A New House 1 Jun 19, 2015 6:41 am I've just received my tender letter and it would be an understatement to say that I'm angry. After being told that our total costs including site costs would be fixed at tender stage, the tender letter says that site costs can't be confirmed until after demolition and additional site inspections and soil tests and only at that point will they issue me with a fixed price contract. I even have emails from them from when we first engaged them stating site costs would be fixed at tender. We are currently living in the place we are going to knock down so there's no way I'm knocking it down before I know costs. Aside from that there's a range of other issues, including the builder not providing things like tiled floor wastes, rotating a Kado Arc bathtub so that it sits the right way around, and providing floor mounted tapwear due to 'building constraints'. What a load of bull. It's taken a year to get to this point and we are back at square one it seems. I'm about ready to sell this place and to buy something already built because it seems like no one is honest in this industry. Not the existing garden. I would ask what would be the cost for a 'P' classification The Harder You Try - the Luckier You Get ! Re: When were your site costs fixed? 4Jun 19, 2015 8:17 am Thanks bashworth. They have quoted P because of a medium sized bottlebrush tree that will be more than 4m from the alfresco slab- $4,882, and they have also charged us to do more soil tests. It's so frustrating because we were never told this was the process. It's like ... I dunno, a new car purchasing service advertising in big letters that they can buy you ANY NEW CAR for $19,900 drive-away and it's a fixed cost (and then the small print says it has to be a manual Toyota Corolla L hatchback in white for the cost to be fixed). Re: When were your site costs fixed? 6Jun 19, 2015 10:24 am It is nothing like buying a car... Can you put a deposit down on a car that hasnt been built, and then have the car manufacturer tell you they are altering/substituting the structure and materials used, NO... there are stricter safety rules for cars... not so for new unbuilt houses. m2c followed on from here: viewtopic.php?f=31&t=77999&view=unread#unread Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13063 Is anyone building with Mojo and have a recent site cost tender 0 15934 |
