Browse Forums Building A New House 1 Jun 17, 2015 9:58 pm I've been going over the forum looking at all types of topics, but still cant decide on a builder. So how did everyone choose theirs? We've talked to a few read reviews and it seems you can find good and bad every where. We are building in Lara and at the moment like the JG King Memphis, a couple of Dennis Family designs and the Whitely from Metricon. Our land is due to title in october. So how did everyone choose and what are your thoughts? Re: Trying to choose the right builder. How? 2Jun 18, 2015 2:04 pm We used the internet to look through all of the floorplans, narrowed it down to what we wanted, went and looked at the display homes, decided on our favourite and so went with that builder. Ironically, we have since changed builder, but not because of the actual builder; we found a better floorplan with a different builder, and the 'new' builder is giving us better inclusions. How? 3Jun 18, 2015 2:59 pm Make a list of everything you want in a house, and things you don't want. i.e. Master bed front or back of house, an alfresco, internal garage access etc. Then match that list to each builders plans. Once you have picked the plans you like check the inclusions to narrow it further to find the builder for you. I made physical check list and ticked&flicked to find the design and builder for us. Then looking at displays I have actually been shocked at a couple we thought were really good on paper but when we went through them the layout really didn't work for us. How? 5Jun 18, 2015 9:13 pm When you get it down to three designs/builders (assuming they have good Comms) and give them all a score for 1.quality 2.price and 3.time Decide which 2 of these 3 elements are most important to you, for us it was quality and time, we didn't go with the cheapest in our range. How? 8Jun 19, 2015 7:12 pm Get into the displays if you can and get a feel for the homes , once you feel like a floor plan is what you want look around at builders and find who has what is close to your desired floor plan and go from there with pricing , inclusions etc , make them compete if you can .
