Browse Forums Building A New House 1 Jun 17, 2015 8:43 pm Well after six long months of going backwards and forwards with coral we finally signed a contract for a slightly modified Longreach.
We are building on our 5 acre block at the Sunshine Coast. We have had a roller coaster ride of a tender process and have gone to pull the plug a number of times, but hopefully we are at the end of the hurdles. This is our timeline so far: First estimate for daydream 2 January 2015 Second estimate changed to Longreach 1 February First tender 5 March Second tender 2 April Contract signed with variation 6 June. 3 July tile selection. 8 July Received updated variation and plans with mistakes. 5k deposit paid to go to council. 27 July plans submitted to certified/council to have biodiversity layer removed. 4 August variation received still mistakes. 7 August colour selection. 14 August council approved removal of biodiversity layer and gave go ahead for building permit. 21 August electrical. 27 August variation for electrical received 27 August building approval received 7 September colour variation received 9 September trees cleared 16 September compromise reached over bathroom window. 17 amended variation signed 18 September bank loan settled 19 September trees mulched 23 September start date given 8 October START DATE - slab cut 18 February 2016 - HANDOVER whooo hoooo Coral Homes slightly modified Longreach 2Jul 09, 2015 9:09 pm Well here are the plans for our dream house. We have nature reserve to the back of our acreage so we have increased windows etc to utilise the view. There are still changes to be made to variations that weren't quite right, ensuite door/wall, walk in robe door position, media room doorway position, main bathroom window, and fridge recess. Almost there! We extended the deck because that is where we plan to spend the majority of our time. The size of the house is crazy and way too big for the two of us. What we are living in at the moment will almost fit in the master suite. We won't know ourselves. Colour appointment is booked in for 7 August and electrical booked in for 21 August. We have been to an open day and have pretty much decided on everything except for the stone bench tops and white for the walls. My husband thinks the osprey white bench top is what maccas use so he is not keen, so we will see. There are so many whites!! I will post pics of selection when I get it all together. We have been asking the certifier for the past 3 months do we need any environmental approvals and the response has be consistently no but low and behold we get a phone call yesterday saying we need to apply to remove trees and get council to approve the build prior to the building application being submitted as we have a biodiversity layer over our property. This will set us back another four weeks! We will now go over our contract date because of mistakes to the variation for 5 weeks after we signed the contract ( we still do not have these all sorted). Oh well it is what it is. Sorry for the rant! They can't argue that fact. What kind of a biodiversity layer do you have? Re: Coral Homes slightly modified Longreach 14Jul 22, 2015 7:44 pm Coral have have been good about the time for delays due to them so that will be fine. It is the extra delays in council that is a worry. There was a special clause in our contract about additional time taken in council. Our area has been identified as environmentally sensitive. We are surrounded by nature reserve on two sides and conservation land on the other. We submitted forms yesterday for the tree removal but had a call from council today saying we need to submit the building application as well. So many mixed messages from all sides. We are booked in for colour appointment on 7 August. Fingers crossed our issues with certifier and head office are all sorted early this week so it can be full steam ahead. This is the floor tile in full light. It is going throughout the whole house including all wet areas and up a wall on the bathroom and ensuite. The donkey grey tile is for the bath and white on remaining three walls. I think I like the top cupboard option better, its less harsh and tones better with your other colours. Thanks ilaeria, trying to incorporate some blue for good feng shui since our front door faces the back door which means money comes in one door and straight out the other. Will be investing in some lucky bamboo and a three legged frog too I think I agree with the natural white, polar white might be too sterile. I am going the full hog with the feng shui because this house already has us leaking money out of it left right and centre. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13746 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
