Hi guys what this part of my plans (that Ive pointed to) means?
Most likely it would denote retaining walls. Your lot looks like it has a fall of 1 meter or so. They're doing a cut and fill so those retaining walls will be there at the high side to stop erosion.
We have the same on our site plan.

Since you're doing a KDR, are you getting internet via Cable, ADSL or Fiber? I was wondering what the process is nowadays when it comes to trenching and getting a leadin.
Do you call up a Telstra certified contractor to do the trenching and then when its ready does a Telstra technician come out to run the cable into the house?
We've got FTTC, so HFC (cable) overhead service.
Metricon put in a PVC run when they did the trenching for the three phase, however it's been broken off near to the house in our instance, so they need to find it. The RG6 has two runs to the outside of the house, as well as provision for a satellite dish for TV (not that we'll ever get it)...
Also has CAT5 for provisioning of the phone line into the study.
My understanding wth Telstra is you put in an order and they do any required street work. In our case, it will be a bundle relocation, as they don't have as good a deal as we're on anymore, and I've already relocated it twice!
Is the 2 runs of RG6 coax part of the package? Is that one for NBN and another for PayTV?
I might just do it with the build as well to avoid all the fuss post handover and avoid breaking pipes if I do the trenching later on.

2) What is the rough guide for the payment installments? Is it worked on a percentage, or set amounts?
I also have a lot of questions about upgrade options etc. but I don't want to flood the page!! We are VERY excited, and want to be super prepared before we jump in to the process - realistically we probably won't even start the process for another year or so, but forewarned is forearmed!
Are you building on a greenfield estate or doing a KDR? KDRs typically have higher site costs.
$150K for upgrades and site costs on top of the house base price is good unless you go overboard with your selections.

All our services are HFC or twisted pair at the moment. I put in enough to be future proof and be able to do cable drops upstairs to the bedrooms with a switch upstairs
Thanks for that reaver. Im annoyed that this was never pointed out to us, or labelled on our plans (like the retaining wall down the right hand side is).. its such an awkward place to have a retaining wall in a backyard..

Thanks so much for the reply! At the moment, the plot we are looking at is an empty block - no previous dwelling. We're just in talks with the council and Metricon about the feasibility of building the house we want on that land.
I don't think we'll be too extravagant with upgrades... but then I'm sure everyone says that before they start!

Good luck with finding land and starting your new build! I think you should be ok with your budget - it will just depend your chosen upgrades. We are about to build the Glendale 42 which has a base price of $320,000 with our chosen facade, and with all upgrades chosen, our final price is $576,000 including site costs. This also includes some big ticket items like refrig cooling ($20K), lots of 600x600 tiling ($30K) and a separate brick garage in backyard ($15.5K). Everything else were fairly standard upgrades (although we didn’t spare any expense when selecting tapware, handles and other fittings).
You will need to pay 5% upon signing final contract, and then % instalments throughout the build at completion of each major stage.

We were so close to wanting to build a Glendale, but we were able to see a display of the Merricks and we loved it (there isn't a Glendale in our state, and flying to Melbourne to see one seemed a bit much haha) so we went with that. I think our facade will be a bit of a splurge - I love the 'Yale' facade, which is the Hamptons style... hopefully we can save in other areas in order to allow for it. What facade did you go with?
Also, this may be a silly question, but is hardwood a more affordable option than tiling? We're thinking of hardwoods in our main living areas, but the tiling in the displays does look lovely...

That’s a shame that you couldn’t see a Glendale. It’s a beautiful home. We have chosen the Peninsula facade as hubby wanted a balcony off the master bedroom. The Yale is a stunning facade - love the Hamptons look!
I am not sure about hardwood - I know that vinyl plank and floating floors are much cheaper than using the larger tiles, but not sure how expensive hardwood is. Be wary that it will get scratched with pets and kids, but looks great. We just loved how grand the display homes looked with tiles so I decided to just suck it up with the cost! Good luck with purchasing your land.
Does anyone here know how much it is too upgrade the widows to a bigger size? My daughter has the 100 series. But we were told if she upgrades it too 300 it just changers the frame but it doesn’t make it bigger. That she would have to upgrade to make them bigger?

100 series or 300 series is just the frame size and got nothing to do with the actual size of the window.

When you say bigger, I assume we are talking height here and not the width.
M doesn't charge to increase the height of windows, with 2700MM ceilings, I have asked to increase the window height which they did without cost to 2330MM and mentioned that they dont charge for it.

Their windows and door specialist during the colour selection recommend to go with 2330MM Windows for 2700MM ceiling height and 2100MM windows with 2550MM ceiling height for which they dont charge.

Yep, both floors are 2550 ceilings with 2340 doors throughout. Windows in living, rumpus and study increased to 1800.
She has 2550 ceiling she wants to make them bigger. But she’s in the freedom range. Don’t know if that makes a difference?

So not all the windows to1800MM drop in the entire home ?
Tell me one thing, would they allign the height of 1800MM windows height with 2330MM doors and also with the stacker door ?
