My only concern now is that once they have our signatures and our 5% deposit, we lose our ability to play hardball and try to negotiate the increases in some of the prices. I feel they will be less likely to agree to honour the original prices in the Prelim Contract if we have already signed and paid. Just some of the things we are questioning are: Site Cut & Fill was $2674 in PC - now $2750 (this is not a huge increase, but why has it increased at all?) Water tank was $7430 in PC - now $7800 Cost to have brickwork above garage roller door was $400 in PC - now $1070! Two new charges for windows that were never in Quote or PC Large mirror in Bathroom was $500 in PC - now $1093! I know there’s prices increases but some of them is ridiculous. But if you were quoted that. Then they need to abide by that. Try giving Daikin a call, their service is excellent The compressor is pretty quiet, the fan is the biggest issue . It’s sounds like a hurricane . Except my alfresco is on the same side, which will be closer. This is not great. Surely if it’s that bad, there has to be a solution, otherwise how is it passed for residential? You could understand if the neighbor has a bedroom or any room really, that would be blaring in there ear. Need it to be installed with build as a requirement of council. A metal slimline costs about $2k minimum plus the builder's usual 20% mark up. It can easily come to $3k. The slab could be about $500. Pumps are usually unnecessarily oversized (cisterns fill at about 6 lpm) and consequently expensive and if the installer is a Davey dealer, you will almost certainly be given an expensive Rainbank automatic mains water switching device when there are better and cheaper options available. All up, the basics above could come to $5 plus labour and some other fittings including the electrical socket outlet aka gpo. To meet the Victorian 6 star requirement, the water tank must be serviced by a minimum 50 sq m roof catchment area. The "roof catchment area" is size factored to the roof slope which accounts for wind driven rain. If you have the standard 23 degree roof slope and the standard 115mm quad slotted guttering, a minimum of two downpipes will require diversion which means that the second remote downpipe diversion will entail a wet system that requires trenching and additional labour costs. I have had a strip drain installed, and in some sections the tiling is slightly lower than the edge of the strip drain so the water does not fully drain from the shower floor, resulting in water pooling along the tiles on the edge of the drain and the grout going mouldy quickly and needing scrubbing constantly.
