Wish they'd start sooner Re: Building with Metricon 7262May 29, 2018 7:08 pm First payment always takes longer. This response was from my broker when I queried "Normally I would say builders rarely charge interest on late progress payments, however from our experiences with your builder I don't know. If they charge you Interest, pass it to me and I'll pass it to NAB. But for now I'll send an email to *name removed* your new Building Support Coordinator and let her know the time frames." excited_builders We were shocked when hubby drove by this evening....slab was poured on Friday....and.some frames are up today. Hope this wont cause any issues....how long does a slab have "to dry" ? We have got our slab invoice yday. Have sent it to my broker and bank will now order an inspection before they can pay. Cant believe the payment terms r 7 days from Invoice....did anyone manage to oay the slab one within this period? Wish they'd start sooner We were in the same boat, the actually didn't do framing on our for a couple of weeks. Granted this was middle of Jan when that happened and the framers weren't back at work Just take comfort that it only takes a couple of days max to put up. Re: Building with Metricon 7265May 29, 2018 7:13 pm Nah my SS said it would be fine to start straight after although our framing didn’t start till 3-4 weeks after And no I wouldn’t recommend with holding any payment unless they have done something wrong. I did my side of things 1 day after invoice was given and was pestering the bank why payment had not been made. The bank just continued to say first and last take longer as the need people to do more work. Anyways don’t stress with framing and slab, it will be fine Re: Building with Metricon 7266May 29, 2018 7:15 pm blackcat20 zooch84 blackcat20 Our frames have been scheduled to start two weeks after the pour. In some ways I don't want it to happen yet as we're away next week and I don't want to miss it Haha i know the feeling, im lucky that i'm only 10-15min away so I'm there everyday. I sometimes wish I was away actually, go away for a month and come back and see what they have done, it makes it more exciting. Seeing it all the time can make you stress more. But definitely exciting being there for the major milestones. I wouldn't worry too much, knowing M and their timeframes, the house will be skeletal still when you get back Re: Building with Metricon 7267May 29, 2018 7:20 pm stoff17 Nah my SS said it would be fine to start straight after although our framing didn’t start till 3-4 weeks after And no I wouldn’t recommend with holding any payment unless they have done something wrong. Technically you aren't allowed under the contract, read the fine print and it does say, that regardless of dispute, payment still needs to be made if a justifiable (i.e. the works have overall been completed by %) invoice has been issued. we really have little power. Basically if you don't pay, they will issue a stop work notice and in the end it only hurts you more than them. Really all you can pin them on is getting independent reports and stinging them on things that don't meet specification/standard. Even then generally the final payment is the only carrot you can dangle in front of them (most builders make most of their % profit from the last payment) Re: Building with Metricon 7268May 29, 2018 8:00 pm zooch84 stoff17 Nah my SS said it would be fine to start straight after although our framing didn’t start till 3-4 weeks after And no I wouldn’t recommend with holding any payment unless they have done something wrong. Totally agree Re: Building with Metricon 7269May 29, 2018 10:29 pm stoff17 When we had slab invoice. Yes 7 days due but we took about 3 weeks from invoice to pay. The bank said first and last payments always take more time. No fees, I think metricon know it doesn’t happen so quick on first I wouldn’t be too concerned with the frames going up, they put hardeners in these days which excels the curing enough to bolt frames too, but as we all know, actual curing takes many years. That would of been a shock but so exciting at the same time. Thanks for your feedback....that is very helpful. I wrote an email today to Metricon stating that I have sent the Invoice to my broker to action payment. Yes it was a surprise....fingers crossed the frames are done well. When we got ours poured and it initally hardened, I was praying for rain. (keeping it moist prevents cracking generally) Didn't happen though, but in truth our slab has been fine. I still come from the old school of 7 days for it to cure, but deep down I know it's not a big deal nowadays. Is it a variation? How did u show him where u want it and at what height did u put them for TVs? Any assistance will be great help. We r at frame stage n ground floor is nearly done. Thank u Technically you are meant to request the noggins during the electrical appointment. However, I spoke to my SM and he just put them in where i wanted them. All they want is locations and the height that you need. Getting it done through the SM is better anyway as its no cost, they charge you if you do it through electricals. Mind you it depends on the SM, ours is quite good and didn't give a hoot about putting them in. Re: Building with Metricon 7277May 30, 2018 7:30 am Doulton777 We payed $4000 for ours. But we had major changes as well. It’s m biggest structural changers they ever had in a home. I’m surprised they did so much. Other builders wouldn’t touch it. viewtopic.php?t=86597 Hi doulton777, when did they let you know about the $4000? At the beginning or once changes were finalised? We are having major changes too. I only got the one put in as a at least 75" TV will be going there. Didn't get anymore put in. SM didn't care though and said he can put them in wherever we want. Really they just use offcuts to chock the gaps up. I thought about putting more in, but TV's etc are so light nowadays, that you can get away with just using the standard studs in the walls really, gone are the days of 50+kg TV's Aircon may be slightly different but we are getting ducted so we never asked. I did my part to the bank then contacted metricon to say everything on my side is done. We are just waiting on payment from bank to you guys. They were fine with it. Thought it was good to keep everyone in the loop to avoid any problems As for your noggins, yeah we didn’t add them in at appointments but our SS said he will sort them all at no cost. Tv’s, fans, pendants etc. which for our house, it’s a lot of noggins.
