We require it as the area has significant environmental overlays, with the following conditions on the build... I guess they need to ensure this is all in place before a building permit can be issued:
Plans need to show:
Height restriction of 7.5m
Tree Protection Zones to be avoided
Water tank location & capacity
7m front setback
External Colour Selection
Site Coverage - no more than 40% of block
Fences to be 1.8m - timber
We were aware of all of these conditions when we bought the block, but now we have to show the council this is all considered in the building plans. Which will slow the permit process considerably - at least 3 months by the time applications are drawn up and then considered by council.
