Browse Forums Building A New House Re: Building with Metricon 841Dec 18, 2015 9:10 pm Not to late to change but be aware that even though your in preliminary stage they will charge variation fee for structural changes. I would go through the plans again and make sure you didn't miss a thing and do it in one hit. If you paid 1k deposit be expecting to pay a further 3k on structural changes as they need to draft your plan again. Then contract time is 5% which will include what you've paid already. Our variation fee was 1k? Glad we didn't miss a thing!!! Well we hope so Best of luck better to do it earlier than late. [/quote] Thanks Emmz, so would the variation fee be $3k or would that just be an additional amount to be paid off total price? We've paid the $1k so far. I feel so bad and I thought we were done and we were happy with our changes, but it's just been recently that i've noticed these issues and think we'd be better off with them changed. Re: Building with Metricon 842Dec 18, 2015 9:17 pm Kylz I think it makes sense to have doors =/ rather have then than not as it is structural. Unfortunately the 1k variation fee is another added costs from M, in other words (for us wasting their time) Re: Building with Metricon 844Dec 18, 2015 9:30 pm Hi kylz4 1k was the variation costs of all our structural changes we made. 1k to start prelim, then if you decide to make structural changes for M to move forward you pay a further 3k, admin costs, new plans etc. so total 4K (preliminary stage) This amount comes out of 5% deposit on contract so you will pay the balance. Oh well, cheaper to pay it now than change the robe doors to sliding later and not even be able to put in cavity sliders at a later stage! Hubby wakes up an hour before me so definitely was a priority for us. Our biggest changes were the master suite and ensuite, the Original plan had no door so we added 2 cavity doors to ensuite also we changed main bedroom doors to cavity to gain even more space. You'll be surprised how easy it is to miss the little things but it's all worthwhile in the end I'm sure changing robe doors to cavity won't be structural it can be done through studio. But cavities added to ensuite are. Re: Building with Metricon 846Dec 18, 2015 10:37 pm Yes, better to just pick up on all these things before hand so they don't annoy you forever once you are in LOL Do you have a thread for your house build Emmz? Is it complete or still building? Any pics of your cavity sliders for ensuite? Is it complete or still building? Any pics of your cavity sliders for ensuite? Not building yet until next year. Our land titles June next year, so still awhile but times flying. We are Still in preliminary stage and we managed to push our contract signing to mid January. We do have a thread. Just type in Duxton 39 in search (building home) I have no idea how to attach thread to my name like the pros lol Do you have a thread? Always great to follow future builders Re: Building with Metricon 848Dec 18, 2015 11:11 pm I will go add it to my list of ones to follow Our land is already titled so once we have done colours and contracts and have developer and council approval i think we are good to go I don't have a thread yet, maybe once i've done my colours i'll start one Re: Building with Metricon 850Dec 18, 2015 11:31 pm We are going out to Clayton (or Blackburn?) not sure lol, tomorrow to have a browse so that we can see things that might not be on display at the tiny one in Geelong. Looking forward to it Was your brick an upgrade or was that a standard selection? Re: Building with Metricon 851Dec 19, 2015 5:20 am Emmz70 Cool I'll watch out for it. Good luck on selections as well. We thoroughly enjoyed our time at Studio M but our one was in Blackburn. Sent us a report and had a good chat with him. He knew his stuff and could explain items in plain English, although I have built 4 houses before so familiar with most terms etc. Suffice to say 2 items cropped up. One was not outside code and not of major concern but a very WTF were they thinking when they cut these Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The other is DEFINITELY outside of code. The slab is up to 40mm too short at the front of the house so the frame is hanging over!!! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Also Metricon finance sent statement and stage payment request as framing was completed. I told them not paying yet as it is not yet completed as defective and outside code. They didn't apologize they just stated that we would be charged interest if we didn't pay and that they had until end of construction to fix any "defects". I replied indicating they had no customer service skills. SS is a great guy so meeting this week after concreters come in to determine the fix. Not paying Metricon framing payment (20%) until it is fixed and not paying them interest if they charge me Anyway, would highly recommend you get an inspector if you don't have one or this stuff will get missed. Good thing it was picked up now. Hopefully they can do something to fix it. viewtopic.php?t=78985 Re: Building with Metricon 856Dec 19, 2015 7:42 pm Oh wow, 40mm that's huge! Hope they fix it asap, as if they can charge interest on a payment due for improper work! So we had a fun day out at studio M today, was good to actually get a guide for some of upgrades of things that could pop up at that appointment. Got us a little bit stressed actually lol One big thing that popped up that we are not too happy with is the expansion gap now required in laminate flooring if it goes over 12m!!! Does anyone have this, is it an eyesore or do you not really notice it? We are considering upgrading to timber to avoid it but that is an extra $6-9k we hadn't budgeted Looks like 40mm stone island bench and stone to vanities might have to go! Oh and the lady was really lovely and said we should still be fine to add the cavity sliders back on to the ensuite and change the robe doors back to sliding if we choose to at no cost (apart from cost of cavity sliders of course). Off to go look through some books and figures and have a juggle Re: Building with Metricon 857Dec 19, 2015 9:59 pm Orpheus Emmz70 Cool I'll watch out for it. Good luck on selections as well.
