Phoenix77 Hi everyone, Just found this site a couple days ago and have been devouring the content. Thanks first of all for all your input and for those keeping it real. We plan to build Liberty 38 with provincial facade in Ryde. M has done and approved our compliance check on 22 Nov and offered for us to go straight to contract (i.e. skipping tender process), which we accepted so we are currently awaiting contract and have scheduled a contract review meeting with M New Homes Advisor (NHA) 14 Dec. We reckon we captured all of our basic requirements in terms of structural changes and must-have wants. Below are items that we have captured during cost and layout change with M NHA: - Adding bedroom, ensuite and WIR on ground floor - Ground floor height to 2700 mm and 1st floor to 2550 mm - Extend outdoor room, include eave 390D - Include driveway concrete and council cross over - Butler pantry - Hebel render - Added toilet on 1st outside toilet - Tile on ground and carpet on 1st which we plan to change to timber and our sales consultant provision $5k for us - 80m island bench and waterfall on both side - Provide gas connection - Change electric induction cooktop to gas - Tile to ceiling on all wet area except laundry - Upgrade most windows to size to 2100 mm instead of 1500 mm - Upgrade entrance to 2340H x 1200W Hume Savoy Pivot entry door - Change and add a couple doors to sliding door (gosh this one really adds up !) - Change hot water system to Thermann 6 Star 26L 50 degree gas continous flow hot water system We are quite happy with the draft plan from compliance because we only have to step down garage to 333m, compare to worst-case scenario of having steps inside the house. We only have to cut 800 mm and fill 700 mm. NHA has provision $25k for this so really looking forward to how much will this actually cost since we only have to step garage down. I am looking forward to advices and encouragement from all of you, the KDR or new build warriors! Excited but anxious at the same. Hi there. I guess depending where you are because each council has different requirements in terms of how much land can be built on. Also you will need to know the zone of your property. Is your land wide enough for Liberty? With my land, our FSR (Flloor Space Ratio) is only 50% meaning I can only build up to 50% of my land size. My land size is 588 sqm so Liberty 40 cannot fit, especially with Provincial facade because it adds to living space of the house. We were looking at Vantage model but was adviced by our sales consultant who is very good to go with Liberty 38 especially because we want Provincial facade. Having Liberty 38 with provincial means we will have bigger house compare to Rawson-Chifley 40 (because we were comparing between Metricon and Rawson before we decided to go with M). We got AC for free as a part of an additional free item from Love for More luxury. I guess because they are ending the promotion. Our contract price is $652,074 and we thought we are covered with included 20K stormwater provision (waiting to be confirmed further in the build phase) and 20K provision for Studio M. Up to know, Studio M upgrade excluding internal selection is already $68,531.07 (out of pocket $ $ 48,531.07 after deducting $20k provision in the contract allowance). Things that caught us off guard were double glazing which is a BASIX requirement hence highly likely we have to do something about the glass of our windows to pass BASIX. To me, this is not nice to have but a requirement that should be mentioned in the earlier phase so we can budget the cost. Budget at least $8-10k for electrical. For kitchen, if you happy with laminate then you don't need to worry too much about cost. But if you want to upgrade to nicer finish for your carpentry/cabinet, then expect $8K ish for poly + profile finish. We have $10.5K upgrade for tile because we do not like any of the standard tile, not because of the size (400 x 400) but because of the colour. We chose 600x600 tiles from Signature range because we found something that we like. Also by doing this, we managed to keep the cost down. Home and Land ratio here is around 55:1. again the cost seems to be jump a lot specially when the base price is under $500K for liberty and then I am thinking 100K for the upgrades and another 100 for the facade..$650 seems to be correct .. not sure i will be able to afford over that price.. Any other suggestion ? you might have? Our base price was $ 378,650 and provi facade $ 48,090 hence total of $ 426,740 for home base price. My contract price already includes upgrading height to 2700 on the ground and 2550 for the first floor. You have to factor in demo cost and landscape. Demo cost will be around 20 - 35K. Landscape min $9k (DIY) upwards. I don't know yet but we are planning DIY with bare minimum and already $ 8K ish. Again, also depends on your land. If you need retaining wall, then KABOOOM !!! Realistically, I reckon the min cost to build Liberty 38 Provincial will be min $700K but I am building in Ryde and there is quite a lot of additional cost in my contract which the council required. Yours could be less. But to be on the save side, maybe plan for $700k ? This one is double and we have a vacant block beside and behind us, so we get a lot of wind. How come they can't fix it? My SS said, by regulation the sarking should come out a bit from the lip of the roof (not sure if I'm describing it correctly). So naturally it can vibrate depending on wind direction and how strong it is. So if you cut it off then it may cause water to go in. As for the flapping sound, naturally not all sarking will be taped up 100% that it won't flap... But I'm not too bothered with the flapping sound, more on the vibration sound. Anyway I can't 100% trust my builder. However if its is a single storey house I will experiment it myself and figure it out.. But since its double storey, not much I can do. Tried to crawl in the roof cavity but too hard to go all the way to the edge of the roof. Did you approach Metricon in regards to your roof sound, What did they say? Wow, I see there are others having similar roof sarking noise issue as me! I literally just finished my 6 month service period. Unfortunately, I did not log the case for roof sarking noise as I thought it was sort of normal. However, I've come to realise this is not normal upon doing further research. According to my research, Anti-flap pads / Security pads are supposed to be installed at every 2nd batten. This is like a foam-like cushion material that just sits underneath the sarking. This stops the flapping of the sarking (wind noises) and ultimately longevity of the sarking itself. Think about it if the sarking keep flapping and creasing, the foil will eventually tear off. Metricon appears to use Bastile Roofing for the installation of my clay tiles. If you go on their website and check out their sarking brochure. You can also google roof sarking anti flap for more information. I am planning to chase Metricon to see if they can sort this out as I am just out of service period. It might even be covered under their 25yr structural warranty. Or, there should be 10yr warranty for the installation through bristile roofing. I actually should have realised this earlier.I have built a double storey with another builder and the roof sarking is perfect. I have never heard a single noise from sarking.
