We have the same slab height 135 but we have Metricon doing our decking so lots of room to do one handover. Also it looks to be flush with inside.

It is no doubt cheaper to do afterwards but for us too many things to do on handover so we just got them to do it saves us the hassle. At the time they charged us $200sqm. We have a broker who deals with ours, but his favourite saying was 'banks don't see golden taps, huge spas etc' lol They see value in size of home, land area and location. If you have a house and land package I hear they're spot on and you never fall short. When they do a valuation unfortunately it's at the lowest value. If your bank values it lower then try another bank they may value it higher. Banks value on whatever the lower number so that they don't over capitalise. Our land was valued and then the house. It came down to size of house, land, area, cost per Sqm and nessesary items like window coverings, outdoor areas, landscaping ect. Our land value was exactly what we paid even though the blocks are selling for more that that now. The house value came in at what we paid too, but they did want to see the cost of the complete house inside and out. Hey SkB, When I first spoke to the land sales guy, he told me we could get the house and land package for 429,000. Our land cost 260,600 Our base House was 151,000 With lenders mortgage insurance, our home loan is $470,000. Plus the deposits we paid out of our money ($25,000). Our total house is coming to 200,366. We are getting the security screens through them though and got some upgrades that will make the house comfortable to live in for quite a while - not necessarily luxury stuff, it what we thought we needed.
