What stage are you at? If your final engineering is done, you can request a copy which will give you a drainage plan. We have a massive amount of drains around our house; they started installing the covers last week and they're huge (and pretty ugly). My last builder only gave one under an external tap. Metricon (in Adelaide) do not. I had some extra external taps put in, and none of them came with drains under them. This caused a bit of a problem as the sales person told me they came with a drain when I added the external taps to the contract, but then i found out after when they gave the final sewerage and stormwater plans there is no drains for the taps. M claimed that is standard and they do not do drains as standard and is a relatively big extra cost. I wonder why they dont supply those. They chage for the Water Tap but its nowhere writen about the drainage. I think it's as having a toilet sit without the drain. We should be defiantly raising it with them. No cutting corners here.. Even thou others have it that are building with them. They still won't budge. Quick question what is sarking and what are the types of things that one would do after the build rather than through M. So far we have asked for the list of inclusions and visited Studio M for product numbers so we can give this to the sales consultant to include in a quote for us. Sarking is a liner that goes under the roof tiles. It's to stop rain coming in if a tile cracks . Everyone recommends it and costs about 1k-2k extra. Pm your email and I'll send you my electrical , internal and external selections . I'd send you my contracts with prices but I've had about 30 changes from the original contract and unfortunate there is no one complete document . Each amendment is a separate document and they don't update the original . What to do after..... flooring - I am but lots of people do with Metricon. Compare prices.... Metricon in Sydney use carpet call but they won't tell you that. Well at least the ones I spoke to wouldn't . Compare prices and selection before committing . Tiles - Metricon use national tiles in Syd who have a very very very small selection of tiles!!!! And to be fair very expensive ! Clarendon use delorenzo who have a great selection and Metricon used to use them but no longer kitchen bench top- we did our separately to save a little . We used the same company Metricon uses - stone-tech . Electrical - do your research!!!!! Depending on what you want in your house you need to do your homework. You get one crack at the electrical appointment . think about where you will position furniture for power points, data points for network, speaker positions , security camera positions, as vaccaro the electrical sb tractors need to know all this in the appointment . Sure is can be done post build but it's a lot hard and more than likely a lot more cost. Interior designer - I used one and it took a lot of stress out of the process. Not as expensive as you would think! I can pm you details of that too. They also get great discounts that you can't get through normal retail. Home theatre- are you planning one? Talk to some experts and plan. Lifestyle store in north parra are awesome ! Ask for Vinod - tell him I sent you . Will give my name via pm. Hebel - if you are getting hebel you'll undoubtedly be getting hebel panel. I learnt much later that there is a thing called hebel power floors . Supposed Robbert great for structure, heat and sound insulation . They are used instead of yellow tongue chipboard flooring for upstairs. I think they are about 80$/m2 Height of ceiling - it costs to have more than the Standard, I think we paid about 4- 5k to have ceilings increased to 2.7m for ground floor and 2.55 for first floor. It's kinda a must! Go to the studio m to start thinking about what accessories you want . Taps and accessories add up fast they are slightly more expensive than retail but once again they add a margin. Section 97 - council stamp duty - check it out. It's a cost! Also in kurringai you have to pay a environmental deposit 5kthat you should get back when final certificates available. Sliding doors - the tracks can be recessed into the slab . Are you demolishing ? Metricon say they are a kdr specialist but they won't have anything to do with the knockdown...... it's up to you as I discovered . You need to get council approval and engage a demolition company . I used the one below and he was great and cheap! Highly recommended. Sadly the things you see in display homes are not all available to do with Metricon. Eg wallpaper, and there are others. Too much else to list. We are definitely doing a home theatre...so will put that on our to so list to go to a store here to help plan what we need to think about. I assume its for projector wires, screen and speaker wires right? We are not taking Hebel...but will look up what that is exactly. We are going with carpets upstairs. We too have selected high ceilings for both floors 2.7 for ground and 2.5 for the top. We also wanted a rain water tank connected to the toilets so need to look into costs for that outside M. What we have done so far is met with sales consultant, got an initial quote, went to Studio M, looked at the big ticket items we want to upgrade and then given those product numbers back to the sales to refine the quote. High ceilings to both floors 2 guest room downstairs with emsuite instead of sitting and powder room. Remove open slats between family and rumpus 5. Open kitchen window i lieu of closed wall behind the benchtop 6. Island bench 40mm instead of 20mm 7. Upgrade all benchtops to CS including ensuites etc. But still debating this one. 8. Upgrade all cabinetry to silk finish...not sure of this as did not get time at Studio m to understand options. 9. Upgrade all shower bases to tiled showers 10. Upgrade all toilets 11 Ugrade all basins in ensuites 12. Pantry to be fit out into butlers pantry with sink and under and over bench cabinets. 13. Upgrade main door to pivot door 14. Upgrade outdoor room door to stacker door. 15. Locks on all external doors and windows 16. Flyscreens Do we get any feauture walls included or is it extra? Do u know how much for each ft wall? Also do we need to upgrade tge paint? Thats all I remember so far. Chat later Interior designer chose everything for us. We gave her our Pinterest boards we had built up over 6 months - Pinterest is awesome. We built a board for each room of what we liked (colours, lighting , furniture) and she then made sense of it all and picked stuff that actually made sense and flowed throughout the house!!! Saved us soo much stress. We just had to give the selection of items to m at the appointments . Paint upgrade yeah- costs a little but you upgrade to wash and wear Feature walls - you can with m but it costs heaps. We just bought paint the other day to do all out feature walls ourselves . In fact we will either use the painter who have been doing our house on the side for cash. Or just do ourselves . Haven't decided yet. Most of the Tradies I've spoke. To at the site are happy to do cash jobs . Wiring - you can get m to do or get m to put conduit in so you can wire later. I've done a combo of both. Can't recall which was cheaper .
