Also do anyone knows about registering positive covenant for OSD? Thanks I'm not a sparky, but still think there is red, black and green in the wiring In regards to the positive covenant, a registered surveyor should help you there, but why could your builder not tell you that? Thanks Graham. I asked the same question too ably the positive covenant. Ryde council has it in my approval condition but I'm pretty sure M should have known about this because OSD is very common. Do you know estimate cost to use registered surveyor for positive covenant? Is it common for new homes in Australia to have the neutral wire? We are suppose to have precast concrete steps to front portico and have this tiled. Metricon is now saying that they cannot tile precast concrete steps so asking me whether I want to : - Upgrade precast concrete steps to brick and can still have the tile - Stay with precast concrete steps with no tile and get $90 credit for tile. Metricon charged us $1,650 for the precast concrete steps so I want to know whether steps are bricks cost more than concrete. Do you know? I don’t know but according to M, it’s an “upgrade” going from precast concrete to brick. I chose to go brick otherwise there will be more cost to tile the naked steps. If site manage isn't responding then I guess I asked construction manager. If both not responding then who's the escalation point? I'm getting really annoyed responding to my own email to remind them to do their job. I'm getting really annoyed responding to my own email to remind them to do their job. That is tough. It shouldn’t be like that at all. I am not sure who you go to after the construction mgr. I only had to escalate to construction mgr once when waiting for handover. Maybe call their office and ask what process is available? Ask who the next manager up is? I am facing the same issue right now, not sure what's the best way to move forward. For the positive covenant, do I need a solicitor or surveyor or both? Thanks and Best Regards, Re: Building with Metricon 8597Nov 03, 2020 7:36 am SaveH2O FortuneCat metricon are quoting us $9990 for a 3000L rainwater tank for BASIX. If that quote is for a standard rainwater harvesting system, then it is extraordinarily high! Also disgusting! Even with the builder's usual 20% mark up on top, $9,990 is x3 what a competent designer/installer could produce to best practice, unlike the usual poorly designed and optioned sub standard systems seen all too frequently on Homeone. We pay about $2500 for ours with a submersible pump, about $1500 with a seperate pump, so unless there is some special requirement that price is high. cheers Simeon www.ashingtonhomes.com.au Simeon McGovern Affordable Custom Homes, We design and build to your budget Ashington Homes www.ashingtonhomes.com.au Re: Building with Metricon 8598Nov 03, 2020 8:00 am Phoenix77 All, question on response time from site manager or construction manager. My SS never responds on mail and is very unlikely to pick his call. So I Cc my coordinator on all my emails asking her to respond which also falls on deaf ears. I tried calling the reception and they said they can escalate only if I register a call with reception and am not able to get my coordinator to respond back in 2 business days. So I did that and after two days I was able to get her manager. But that’s the max we can go. There is no escalation beyond that. The response I got from her manager is she will get back to me. Now since the manager has responded, the clock resets to square one and I am again supposed to contact my coordinator and wait for 2 days to escalate. It goes nowhere. If you are building in the northern suburbs on Melbourne PM me.
