We are doing paving of outdoor room and extended concreting and paving of front portico after handover. Much cheaper. You can make structural and non structural changes right up until you sign your final contract. If you haven’t had your studio M appointments yet, you are still about 6 weeks or more from signing final contract and paying balance of 5% deposit. So you still have time to make changes and add upgrades. Re: Building with Metricon 7645Aug 21, 2018 7:40 am Simon M thanks for the reply. we are very excited to get started. i'm afraid we are very pedantic with getting everything right. going to follow more build blogs to get what to expect Haha! So am I! You have to be - it’s the biggest investment you will ever make. Get all the info you can 😀 Re: Building with Metricon 7646Aug 21, 2018 9:02 pm elieassi1992 SkB Appliances have been fitted for the last 2 months, blinds and fly screen still pending. Painting looks shabby, house is unclean. Received a AGL Gas bill today, the usage is very high which is surprising considering the property is still under construction. Possibility- someone from Metricon is using the facilities. Obviously they don't care as I'm paying the bill. Friends constructing with other builders have not received an invoice higher than $40- my bill $146 If you haven't already I would try calling your SM to set a PCI date. There must be something that is holding things up. High bill could be neighbours using your power, you see it happen all the time. Tradies plug into the next door power box because its closest. Why are you even getting bills? I thought Metricon pay all the bills untill handover. Better follow this up with your SM. Re: Building with Metricon 7648Aug 21, 2018 9:51 pm We're building in South-west Sydney and the owner pays all bills (water, electricity & gas). Generally the bills are reasonable but in our case water & gas bill is on the higher side. There is a possibility Metricon staff are using the facilities. I've already escalated to the building manager that the construction has gone on for way too long. Site preparation started 11th Sep'17 so coming to 1 year very soon. Is there anything we can do in this case? Considering construction has been going on for almost 12 months, do we have any rights as consumer? Your contract will state how many days they allow for your build - including days off for bad weather etc. If they go over the number of days, they have to start paying you each week. But if they are still within the days allowed then I don’t know if there is much you can do... as frustrating as it is for you. But it is definitely worth addressing with your SM. Re: Building with Metricon 7650Aug 22, 2018 12:10 pm HI First time builder, currently building a slightly modified Henderson 38 with Metricon. Currently half way through our build and on site manager number 4 - its been tricky trying to get hold of the site managers given turnover, so hoping people here can help answer a couple of questions I have with our build. Firstly we appear to have some serious misalignments with the drainage pipes. For example, one is right in front of the laundry door (see below) and others appear to be way off where they should be when compared to the drainage plans. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Internally, we also have a drainage pipe coming up in the garage which is clearly misaligned with the pipe coming down from upstairs Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Has anyone else seen anything similar and are these easy/standard fixes. Also, we appear to have some unsightly concrete overhang from the slab pour which looks a real mess. Can anyone confirm if Metricon should be cutting this off? They have just applied the render coat and have left it on so we're concerned that this mess is ours to clean up. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ In regards to your plumbing issues, it can be fixed but you'll need to get your SM to give you an engineering report in the recommended fix (as usually there is steel reinforcement in the slab which will need to be cut). The one outside the laundry door is a concern though. Are you sure this isn't meant to be a storm water point? If its anything like ours theyll just get moved or capped as required. Re: Building with Metricon 7654Aug 23, 2018 2:53 pm bailjam Any ideas on the concrete overhang? Area around your house should be filled up with dirt, concrete, decking or what ever else you plan on doing with your landscaping. House is sitting up nice and high, which is in my view a good thing. Re: Building with Metricon 7655Aug 23, 2018 3:03 pm Thx. I suppose my issue is that the smooth part of the slab ends above the level of the bottom of the fence, so if I leave the overhang and have to cover it with soil etc I will end up with either 1) a sloping piece of land that falls away from the house towards the fence, or 2) the need to put in a small retaining wall and lift the height of the fence So wondering if anyone else had seen this and cut it off rather than covering it over. U need the soil around your house to fall away .. So that water dont get under slab. Unfortunately volume builder builds thousands of houses on waffle slab but never tell u that. If u have raft slab this will be less of concern. Re: Building with Metricon 7657Aug 23, 2018 9:23 pm sandymeo I'm upgrading my ceiling height. M said windows and doors will be upgraded automatically. Doed this mean I have to pay for the doors upgrade and Windows upgrade. What about garage height? we are building Mantra 29, M charged 3750 for 2700MM ceiling height which is at the top of Lux promotion pack, Doors height doesnt get increased automatically, our promotion covered the door height to 2340MM, we had to pay to increase the height of sliding door, we are yet unsure if M is going to charge to increase the windows height or would that be increased without charge. I will confirm it when we get to go for electricals etc. Re: Building with Metricon 7658Aug 23, 2018 9:36 pm Wild sandymeo I'm upgrading my ceiling height.
