Building in the hunter region and want to keep the costs down. Metricon is a favourite. We're taking up their freedom to choose three value packs for $9999 offer, but want to know if the carpets/tiles/laminated floating timber are of decent quality? How about the kitchen Cabinets? Any tips to keep the costs down? Is it better/cheaper to do the downlights after handover? How much could we save? Thinking of keeping the build cost near the $300K mark, so not much to spare at colour selection. That will probably give the best indication if you can stick to that budget. $300K is achievable if it's a single storey house under 30sq, you just have to be smart with your upgrades (don't go spending $10k on a bi-fold door ) Cat 1 Laminate floors are fine to get through M, but their carpet/tiles are crap IMO. Problem with the value packs is that you either take all or none of it. We chose to ditch our pack and do all flooring post handover. It's definitely more expensive to do it yourself if you just plan on getting Cat 1 items, but we plan to get Cat 3-4 carpet and a better underlay (which costs an arm and a leg through M). But if you're not, it'll end up costing more than doing it post hand over with something nicer. SSticking with the base facade but adding the outdoor room (it was one or the other for us). Many thanks elieassi1992. We only have hard copies. None of the three builders that we have been to have given us electronic copies. It's so strange, Metricon won't even give us a copy of the plan (not even a hard copy) unless we agree to go ahead and pay the deposit. The sales consultant said he's not allowed to give it out! We've been working off the plans on their book/website. I'll try to scan/take pics of the hard copy when I get some time this week... You should be able to get a full standard plan on PDF showing not only the floors plan but the elevations as well.
