They order more cos porcelain is harder too install and cracks easier. They usually need to make sure they get it right to begin with. Cos with porcelain they crack easier when you remove one. Depending on the level of home, M will give you the bottom two stair treads as Maple, but the risers will be white painted MDF. I'm doing carpet on stairs post handover. Im also doing spotted gum hardwood timber flooring post handover too. You might be interested to hear that the floor installers can lay your flooring timber over the mdf stairs if you like which is quite a bit cheaper than upgrading your stairs. For example I think a staircase upgrade is about $20k if it's one of those nice looking cantilevered ones with glass and steel balustrade and no risers. That is poor indeed. Yes the tilers are sub standard it seems. I asked an old mate of mine who's dad is an old skool and experienced tiler (also italian) to come and check out the tiling job one weekend. I learnt a lot about tiling! He spent over 2 hours with me checking the 3 bathrooms, Laundry and alfresco. One of the things he noticed is that the first row of floor tiles is never a full tile meaning they cut tiles twice for each end of the room. In his opinion, the first row of tiles should be a whole tile, especially if its a large format, so that the majority of what you see on the floor is the nice big tile and thus the uneven cut tile for the final row laid can be hidden under a vanity and so not as obvious. I don't know if that's right or not, but that made sense to me. What seems to happen is that M starts tiling in the shower recess first and then spreads outward in order to keep the grout lines straight. This results in cut tiles on either end of the room. I don't think it makes a difference to us. I think we have that here now with our stairs. It seems good enough. We are not going to spend that much for something you won't even see anyway as it will be covered by carpet. We have spotted gum flooring now. It's one of the nicest I reckon. Congrats on the saving, that's good. I am able to install genuine hardwood spotted gum select grade for the same price they quoted me for engineered boards. We love the colours too but only the NSW spotted gum as you get a nicer variety of brown, creams and olives throughout. [/quote] Yeah na every tiler will tell you it's harder too lay more of a headache. As well as the cutting of them and getting them straight. You won't regret it. If you decide to do it. Consider the texture you out on it. You can get the Matt look. Or the high gloss. I reckon high gloss makes it looks more classier. There's pros and cons to everything. So research it first. Look at different pic and designs with them all so you know what texture you want. Me personally I don't prefer the Matt look. But it's meant to be tougher and not scratch easy. But the high gloss look. Looks so much better and gives a real nice look too it. But it depends on what your taste is. The Polyurethane – Water-Based is suppose to be more of hard wearing. I have had both.
