Since opticomm is now in our estate the GPS signal affects the Phantoms flying capabilities. I'm a bit concerned that the bank will under-value the tender/contract. What are the things I need to keep in mind regarding upgrades? Will the bank value the tender/contract at face value or will it value for base price+ site & basix costs and ignore all other upgrades? Thanks in advance. Banks value on whatever the lower number so that they don't over capitalise. Our land was valued and then the house. It came down to size of house, land, area, cost per Sqm and nessesary items like window coverings, outdoor areas, landscaping ect. Our land value was exactly what we paid even though the blocks are selling for more that that now. The house value came in at what we paid too, but they did want to see the cost of the complete house inside and out. Thanks. Did you have alot of upgrades? Was the final price significantly higher than the base price? We started off at 239k it was a promotion at the time. Final cost was 380k with all upgrades and internal furnishings. Landscaping / outdoors are at almost 60k. The bank valued and costed the loan based on houses sold around the area of similar cost per sqm. I think that helped when we got our finale valuation. Can't wait to see photos of that! Did you get the box things (pelmets) to go around the top of your windows? Are you getting the blinds on any sliding doors? We weren't offered them but now I'm putting them (and some sheers) on my post handover to-do list. I think the pelmets would add a little "something" since we aren't having any kind of curtain. They will be doing all our doors and windows expect for our kitchen and stairwell window We'll be getting custom made sheers handover for doors and some windows. Ceiling to floor I opted for no pelmets I'll see how they look first here's an s example of what we want.
