Just wondering if anyone has pulled our just before contract signing and been able to re-coup their initial outlay costs from initial sign up costs and preliminary contract costs? We have broken roof tiles above the garage, dining and alfresco areas. These were broken when their contractors were doing the walls on the second level in Nov last year. These have caused flooding into the ceiling everytime there is rain and until now these were not fixed yet. It has already destroyed the ceiling of the garage and the one in the dining have visible water marks. Some walls have moulds which they patched up but who knows what the condition of the walls are on the other side. The site supervisor said that the ceiling in the garage will be replaced who knows when as the roof needs to be done first. I actually don't think they care about the house nor their customers. The roof is one of the most important part that protects the house from any rain damage but going 4 months now and the roof is still not fixed. Here are some of the photos. If I were a supervisor on your job I’d have had the roof repaired almost immediately, even if it meant I had to do it myself. Absolutely ridiculous they’d let it get to this point with visible mould and water marks. God sake this stuff makes my blood boil, I really feel for you. Best of luck. I suspect in volume builder operation. An ss is doing a good job is based on how many build he handles at one time as oppose to making sure each build are done correctly and reduce rework and damages. It's amazing how much $$ volume builders are willing to incur in regards to repairs and rework. I spent three months being told we don’t know who to talk to get it done and then after that till now waiting for them to finish actions from that report...... I’ve now been waiting two months for a pipe to be painted that the plumbers recent installed in storm water pipe. Easy to say get it all fixed during build but getting the hydraulic engineer report during the build is not possible ... getting plumbers to do their job correctly during the build ... well we were told yeah it’s all good ( I’m not a plumber ) and even had private inspectors look at the house but guess what it wasn’t and I’ve have been waiting for months .... if the Sevice team knew what they were doing I might have had a better chance to get these issues sorted quickly but they have no idea and simply fob you off with we’ve raised the issue with the right team. Total bs! Then when they do actually do something it’s time for Cleary plumbing or Vaccaro to do nothing ....... Post build service is terrible with Metricon ! Hahahah I was firmly told by my sales person get it checked all you like but we will not change the contract .[/quote]Metricon dont change the contract, though they made minor changes to ours where we had words written where costs could go up when they already had the final soil report etc. So we asked them to remove them and they did. They put it in a final variation where they put the old clause with the word "Deleted" and then put the new clause in. Anyone share any experiences? Metricon's 'standard' HIA contract will put you at a significant disadvantage if there are problems identified with the build. It protects them, not you, and supports them to behave in the many questionable ways which have been well documented by contributors to this website. Even the government won't help you, they will just defer saying 'its a contractual matter' between you and Metricon. In my case Metricon breached a NSWDFT completion order and took almost an extra year to complete the project! I suggest considering this principle before you sign the contract. If you do sign up then make sure you and a professional building inspector visits at least weekly, checking everything is done properly. Get this visitation agreed in the contract because Metricon's business model unfortunately does not allow for quality checking by their site supervisors during the build.They all do not have the time and many do mot have the motivation to try. They just want to bluff the customers and press ASAP the 'stage complete' button on their ipad which auto generates your progress payment invoice, irrespective of the quality, or following the details in the building plans. Metricons back office building support staff don’t care either. Sadly many of Metricon's contractors will deliver whatever poor quality they think they can get away with. Metricon has alienated many contactors and a lot of the good ones will avoid working for them. This is Metricon's culture which supports their short term profitability at their customers and suppliers expense. The quality that you see at their display homes, websites, and brochures, and their 'sales speak' is not representative of what they are realistically resourced to deliver, it is a marketing illusion! I question the short term financial viability of Metricon’s business model in the current building market. If you care about getting a reasonable result then you will need to organise and budget time and money for quality checking yourself. This will minimise problems and disputes later. You don't want any surprises at PCI, or after the handover, or to be reliant on their ‘warranty’. If you trust them sign the contact! They just do not care about their customers! This is serious. The mould is a health and property risk. The leak must be fixed ASAP and mould spores fully removed or materials replaced.The whole house will probably be affected. Get an independent reputable mould expert to assess the whole house and recommend action. Metricon should pay for this. Do not trust Metricons advice on this. The corrective action will be expensive and they won’t want to pay, let alone even acknowledge the problem in writing. If they avoid the issue get a lawyer. Keep good written records as mould infestation and damage later can cost thousands to remediate or write off. Effective removal of mould spores requires time consuming and expensive manual labour. Re: Building with Metricon 8359Mar 14, 2019 10:29 pm They finally fixed the roof this morning in time for the storms this afternoon! They replaced the portion of the ceiling that had mould before, but not the other panel with smaller patches of mould. I will ask them to replace the other panel that had rain damage as well. I definitely have all these documented with photos which I can show anytime needed. Thanks for the advice. Don't accept the surveyor of Metricon. They just sign off approvals for each stage. Also appoint independenat inspector, I would suggest for each stage. The surveyor's also are very busy and they got their business. However, if possible try to find someone who can be easily accessible and listen to your concerns and inspector's findings.
