M emailed to set a date to sign the contracts in Jan, CSC said they will issue the contract 5-7 business days prior to appointment for us to review and then on the appointment date, Signing of contracts + 5% deposit will happen. Since doing it for the first time just feeling nervous and wanted to know, If its normal and anything to look for signing of these contracts. Thanks heaps guys. There are few areas that you should closely look : 1. Building Period : this is the total duration of the build after they go on site . Not after signing the contract . Try to negotiate 26 weeks. ( almost 6 months ) and this will start after they are ready to go on site which could be anywhere between 6 to 12 months. 2. Initial Period : Here you should emphasize to put a number , like months , days or weeks . Here Metricon has put conditions such as studio selections, bal report , acoustic report etc which means your documentation will take ages. By default it is 15 days. 3. Liquidated Damages : Negotiate 150/ day 4. look at Item 15 : notwithstanding any other provision : this clause has been added by Metricon in case of discrepancy between your understanding or their technical plans which will take precedence. 5. Progress Payments : 4 equal payments if you can . Cuz reality is that first two payments ( slab and frame ) will be done in 2 weeks. lockup another 2 month. Then the most important part which is the internals will only be 10% of total which is no motivator for them. Re: Building with Metricon 8206Dec 16, 2018 6:31 am Hi All We are doing a KDR in melbournes inner north and we have just finished our appointments and have selected the Aluminum 300 series double glazed windows/sliding doors through out the house. I had done tones of research (lots of showroom visits to different window suppliers) and knew before we signed, that M use southern star as their supplier, and knew they weren't the best quality windows on the market. After more research and road testing, compared to Rylock, Bradnhams, Stegbar and other local manufactures of residential semi commercial windows, we feel that the window quality is substandard. I will reserve my full opinion... Glazing is that important to us that we have requested our windows be sourced from a different manufacture (M yet to get back to us, and yes they will add margin). We would consider pulling out of our contract or putting the cheapest option in and replace after handover. Yes drastic/anal/insane but we have lived in a house with terrible leaky single glazed windows for so long that we place high importance on this. I know other people on this forum have had the same concern, but has anyone requested M to use a different window supplier successfully? Re: Building with Metricon 8211Dec 16, 2018 11:12 am Hello All Our build is slowly progressing and during a site inspection of Friday with our Site Manager I noticed an issue with our down lights. On our plans (Liberty 45) all the lights are correctly aligned (and we even remember spending time with our consultant to make sure lights in the kitchen and family areas would align) , however, they have been installed in a haphazard manner. We had down lights retrofitted into our old house and there was not an issue so I am very surprised that on a new build they could not get it right. They are looking to get Vaccaro back on site to look into, however, I would appreciate your feedback before they come on site. I actually preempted this and warned my ss before the electricians came that i was a pain and that I was expecting them to be aligned perfectly and would not accept it if they weren't. (Also that powepoints etc should be level) He told me i had nothing to worry about ....and they did get it right. It's been extremely frustrating so far but we are hoping to be on site very soon. I'm a bit concerned reading all the negative reviews online... people saying run from M at all costs etc. There is even a Facebook group for disappointed metricon customers! What does everyone think of these negative reviews? Are most of you happy with your experience. Feeling nervous Anyway it was on ok experience , just expect to wait a very long time to get stuff fixed and be extremely patient with head office because they never answer the phone and never return calls!!!!
