Does any of you have rendered EPS pier on the facade ? Mine had some problem ( render doesn't reach the ground) . My SM told me during PCI that they have to reconstruct the front pier coz that's the only way to do it. Now I have discover they put timber skirting board around it . I was told they have to leave that gap to allow movement . If there is no gap, render will crack when house moves . I have walked around in our estate , I can't find any house has rendered pier like mine . Can you guys give me some opinion or photos ? Thanks heaps . I gets angry just thinking what a lot of cow manure Metricon has told me . I will be telling them tomorrow . Builder manager today was being very smart. Asking me don't you like it , i said I hate it. He said i will get them to change it to narrow timber so it's not that obvious . I won't accept this. Thanks guys . Sorry I'm not following what M are trying to say...at the end of the day there's no reason they shouldn't be able to render it properly and worse case if they had to do something it should be a brick course which they render over - certainly not timber - as it will just soak up water and end up swelling. Stick to your guns and don't back down. I hope it gets fixed for you. Can't agree with you more Jason. I am prepared to wait longer to get them fixed. It took M 3 month to build the house , and now 2 month to fix defects( not all). For the last 5 weeks we are battling with M. Things they agreed to fix, now they changed their mind. They also promised to fix it properly now they give us cheap fix. What baffles me is every thing has a gap/ hole is because they have to allow moisture to escape. Or allows movement when house is still settling . It has been such a bad experience with us and I truely wish everyone don't go through what I have to go through. All the best . Tell your SM this is not acceptable. From what I understand, placing timber at the bottom of a pier with direct access to a cavity is a termite risk. It might even void the warranty even if they built it. The first pic of your screen shot indicates that it has been detected by your building inspector?& Stick to your guns and insist the SM fix this correctly and without a quick and ******* fix.
