I have talked to a few people like that, we applied for formal approval for both land and build together so I'm glad we don't have to apply twice and that's all out of the way Anyway enjoy your celebrations!! We've got full approval on land and pre-conditional approval on the build as we don't have the building contracts yet. When we get our building contracts we just need to forward that to the bank to get full approval on our build. So you guys have a combined land + house contract already? Don't know if it needs to be valued at the end of the build or anything though all I know is we have settlement where we pay for the land and then as they start building me start paying interest only payments on the loan and it slowly increases. @hsingal just reading back in the forum you were waiting for valuation and formal approval too how did you end up going? Will it be refunded back if the BAL rating goes down? Carlisle told us that once our land gets titled, the BAL will be assessed again and incase the rating goes down, we'll be credited back the money they've charged us for the BAL items.. Re: Livingston estate Cranbourne East- porter Davis Vienna 2 27Jul 04, 2015 7:28 pm @MelbDreamHome all the bushfire levies and all that was included in my contract and at the moment we are in the bushfire zone so have a 12.5 BAL rating or something. I'm pretty sure we don't get any money back if they re-asses it and we are out of the zone. But I think I will at least be staying in the zone anyway as I'm closer to the back of the stageso no houses behind me but maybe Carlisle homes is different. So during land settlement, the stamp duty/conveyancing/other minor council fees are out of pocket expenses right? Should the stamp duty be paid in full even though we are first home owners? I've read posts on this forum where ppl have paid the full stamp duty during settlement and then get the refund back in 60 days. Not sure how it works. Would be great if anyone of you could clarify. .
