I'm looking at buying/building my first but am a bit overwhelmed at the amount of builders and designs out there.
I'm curious to know how others went about choosing a builder?

The first thing is to look around them all, and work out what you actually want, including a pretty good idea of inclusions. Then you talk to sales and see who starts making reasonable sense. While you generally only deal with sales up until you sign up, it's still handy to have someone capable and approachable for that stage. If a company has an off the shelf design that works well for you and your block, then that's an argument in favour. Ask the builders for the all-up price of their display house as displayed, with itemised upgrade costs. If they can't provide that, then it's a sign that they could be harder to deal with. If they do provide it, it gives an idea of their upgrade costs. Find one or two significant things that you want, but aren't included, and get them to price that, to get an indication of how well they handle any special requests - for example acoustic insulation between rooms or double-glazed windows. Read up on forums and review sites about what people are saying about the builder. Bear in mind that negatives get reported much more often than positive or neutral experiences. Bigger builders generally have people complaining about them, just based on numbers. But then look into what the complaints are, and get a feel for how well the company deals with problems.
