Is this your fixed site cost at the quoting stage or did you actually proceed construction without fixed site cost and now the builder has slapped you with a 50K bill ? We went for fixed site cost and its come around 17K for a 29 sq single storey. Soil test result shows land classification of H2, with rocks at shallow parts. So we also need slab upgrade worth 11k. Total site cost is 60k. What i also believe is that 27K is a rip off for rock removal. I would ask the builder to provide the soil test report and then consult some independent engineers. Secondly, try finding people who may do rock removal and try to get a quote. Maybe tell the builder that you will do your own rock removal and see what their reaction is. We asked them for the soil test report and have forwarded this to another engineer for 2nd opinion. With regard to rock removal by another company, we informed our builder that we are looking at that option and they advised that they wouldn't allow a 3rd party to do the rock removal.
