Hey jwalt, I found your thread , I've only gotten this far (I'll keep reading in a minute) if you want to add all the photos together try a app called fotor it allows you to make collages of photos and you can save them to the camera roll on your phone then upload to your computer to email or cloud it (I'm scared of cloud ) my colour selections are done with this app, super quick and easy. Another couple of items for your gardens could be lavender shrubs, rock roses and agapanthus. If your looking to do hedging teddy near magnolias are stunning, to add some colour at height you could put hanging fushias in baskets too. Generally for covenant approval from your developer a simple email stating what your having and some pics if you want will suffice, God I just sent the developer an email with our external colors and wrote landscaping and driveway as per covenant guidelines and they sent it back approved that afternoon not sure about your council and if you need to lodge your landscaping drive way plan with them that's a bit different, we don't have to do that on the coast just a driveway application. I've since sprained a rib too (just from picking up my son, so they think it's all related to the fall injuries!). I'll take a look at Fotor, thanks for the tip Our estate guidelines are FULL ON Tribe. There'll be no magnolias, rock roses or lavender shrubs for me, as they're not on the approved list of plants... It's a pretty short list! Apparently I do need to submit a landscaping drawing for the front yard, but it doesn't need to be done professionally. The only elevation they want is the fence, which our builder has provided. Yep I've been dreaming of chooks for years. I'm sick of paying for free range eggs and not even knowing whether they actually are properly free range! I just want to go out back, say hi to my hens, and then collect my breakfast I want at least 2 kids. I had chooks on and off over the years as a little girl, and it was just wonderful. I think it's good for little kids to have little outdoor jobs, so they'll start out feeding them and move on to collecting eggs and cleaning the pen when they're older. Apparently silkies don't mind being handled and can become quite affectionate toward their owners. They're really docile, and they apparently don't make a mess of the garden like other chooks. And they don't eat cabbages, so people plant them in the chicken coop. The silkies keep caterpillars etc off them. Cabbage soup for our family! Can you tell I'm excited? Ah window furnishing land! My wife and I couldn't be more different when it comes to window furnishing. That and the extra furniture we have to buy! We always disagree vehemently and end up with boring furniture because it's all we can agree on. At least our floors and turquoise tiles will stand out! She has a rooster and normal layers too and they make a shocking mess. 2 kids will be lovely, I think I got a little addicted to having kids . It is good to give them chores and responsibilities, enforcing them is a pain at times. Your allowed to be excited I was super excited and now it's started its going to fast I'm racing around trying to be organised. My hubby and I clash a bit with window furnishing, we are compromising which is good, I got my yellow door so I'm happy . Furniture can be hard, maybe try to pick a theme for your house and then look at furniture in that style? The floors will be very fancy, we have hard wood jarrah floors are they are a bit of a nightmare to keep clean your lighter colour will be much easier. I think I'll indulge in some expensive mid century couches once the kids are grown up and we have more $ My partner wants recliners... I love sitting in them but I don't like how they look, usually. If I must have recliners I'd prefer leather, but wifey doesn't think they're as comfortable as fabric ones... There's also one near the kitchen window where our back porch and little side garden will eventually be. It's not in our budget, but we just got a $500 electricity bill, so looking into it all with more interest. Wondering, if we get them, whether to go electric hot water instead of solar hot water, and run the electric off the solar panels like all the other appliances. Thinking about joining the Alternative Technology Association so I can do a consultation with them. I've heard they look at your plans and electricity bills and help you choose brands, quantity, location of panels etc. Has anyone here done that? Would love to know what people think after taking their advice? Our budget for panels would be about 4-5K. Her home is beautiful (amazing hallways, you will know what I mean when you see the pics) that's great your still getting holidays in, regardless they are within your state they are still exciting and a nice break. Fiji for us next year woo hoo. Good luck with the furniture selections, sounds like you guys have polar opposite tastes . I'm with your wife, ease of cleaning is a big one. Recliners would last about 5 mins in our house , the kids would be at them constantly, I have also banned gas strut stools and swivel ones too. The power points look good, what about 4 lights in the family area off the kitchen instead of 2? Electricals are really hard, I struggled with this one and ended up getting the electrician to help me re arrange our house as it was inadequate. Still don't know if it's going to be ok, you would be better off with too many than not enough. Are you going for down lights?
