Browse Forums Building A New House 1 Jun 01, 2015 4:59 pm Hi all, Just wondering what our building options are for a very narrow front (9m) small block of land (300sqm)? We don't have a huge budget - probably around the $250k mark so not sure if it would be better to look into a builder or go a huge project home company? I've looked at a few websites of the very big companies (Metricon, Eden Brae, Masterton etc to name a few) and none of them seem to have house designs for less than 10m frontages. Also most of the designs I've seen are for garages at the front whereas we wouldn't need this as there is rear lane access. We are extremely new to this and have no idea where to start! Any recommendations is greatly appreciated. We are located in Sydney's eastern suburbs. You will struggle to find the big builders plans for 8.5m frontages. But some of the smaller builders have some, and also check what packages your estate has. I'm going with a small custom builder, with your large budget you might be best off doing that. I have no idea what is a big or small budget! $250K is our limit so anything less than that would be awesome. So if the bigger companies aren't really the go I'd probably have to look at the smaller ones. Any recommendations? A few are two storey designs, one of them is 4 bed 2.5 bath, but for your budget you'd probably only get a 3 br. I'm also not sure if there is a Hotondo builder in your area but you could check their website. My 4 bed 2 bath single storey was a base price of $260 000, we changed a few things and upgraded though and we are in a regional area (always costs more). So if there is a Hotondo builder in your area they'd be worth checking out. Re: Building options on narrow lot (9m wide/300sqm land size 5Jun 01, 2015 6:16 pm If I recall correctly, there are quite a few project builders who have designs that might fit in a block that width if you move them around slightly. For example, ones which are quite narrow upstairs & behind the double-garage; so completely move the garage from the front to the back, and then the bottom half can be filled-out with all living-space where 1/3 of the garage use to be. For example, here's a Benham 21 from Rawson Homes: I think that without the garage, it would be likely to fit: Not sure about price, though, by the time it's there (maybe you can not even build a garage?). So I'm thinking, when browsing through online catalogues, maybe look for those designs which look narrow upstairs. Most builders don't pay much extra to make those kinds of changes. Is it terrace housing with boundary walls on both sides? I'm guessing that being in the Eastern suburbs the land is quite valuable, so you don't want to undercapitalise on the building. If you start talking in two storey, high site coverage and a custom build, you'll burn through that budget and a lot more very easily. As an example, here's a terrace design from a volume builder (not in Sydney through): http://sa.rivergumhomes.com.au/home-designs/elio With a list price of 225k, a design of that size is going to be in the region of 300k or more by the time its finished. That's a great idea, a lot more of the designs I've seen probably would fit if you just took out the garage. The housing in the area is pretty mixed as most people around here are rebuilding. Metricon, Eden Brae, G.J. Gardner... Claredon probably won't either and Hotondo's closest builder to me is in Illawarra (Wollongong)...so that's not looking good Hmmmmmm... Masterton is probably the only ones I can see so far that build everywhere... Not sure how far out you are though. I'm building in Pakenham, my builder is based in Camberwell. Not sure where their building boundary is. I'm getting a 3bdr, 2bath, single garage for 165-170k, with some great inclusions. I love my home, you can see it on my thread. Double storey would probably blow your budget or come close, but it depends whats more important to you, livable space or quality of fixtures? Is this going to be your forever home or a short term stay with investment opp? Re: Building options on narrow lot (9m wide/300sqm land size 12Jun 02, 2015 7:58 pm I'm building a 20sq 3 bed 2 bath 2 garage single level in the sydney western suburbs and I am paying $250000 house and driveway only, no fencing or landscaping, I was told the same sq metres but 2 storey would be approx $50000 more. I have rather good inclusions with my builder and have added some luxuries but nothing extravagant. I could build a house cheaper but I can't see a 2 storey in sydney being build for 250000, mostly because of limitations of builders in your area. You may be potentially looking at a custom build, I think 250000 would be your absolute minimum (just talking from my experience from builders I've spoken to). I tried the generic builder plan route but it was pointless. We had too many site access issues and we also have a slope so no project builder would even talk to us. So we are doing full custom. Design wise we are doing a single car garage in front and a double carport behind house to use ROW. maybe that will give you an idea? No, the OP is in Sydney's eastern suburbs; thing is, land-values being what they are & blocks being smaller too, a lot of the builds are boutique ones & so some volume builders don't build there. Roads are tight & parking is also tight, so getting a semi-trailer load of bricks or windows delivered just costs more, this hadn't occurred to me before but it could be an extra ~$25k for a project-home just due to location.
