Browse Forums Building A New House 1 May 31, 2015 11:48 pm I have been on homeone since January learning heaps and getting ready for my build. Finally getting close. Title due this week then just settlement on the block asap after that. My chosen builders, Simonds Homes, had permission and did soil tests and land contour survey last Wednesday. I believe it will be about a H1 site. Wollert, Melbourne on highly reactive site. Less than 200mm of fill over the entire site according to Places Victoria salesperson and slight fall towards the front. Small allotment 16m front 30m sides, 457sq m. Building the Hudson in an extended version as roughly displayed in the Ashton Estate, Craigieburn. Chose theatre option and butler's pantry option. Changed the main bedroom's bathroom layout slightly and also created a second WIR for main bedroom. Been through gallery last year and have speced up the house with upgrades a fair bit. The Hudson could have been built on a 14m wide block but I wanted a place for my caravan along garage wall. It gives us some more space in out side yard too as there is only 3 metres for rear of dwelling to rear fence, 2 m of that is easement. Waffle Pod slab as that is all Simonds would build. I will protect the slab after handover and watch carefully slab gets protected by builders from the get go. I have a handle on all that protection requirement. Colourbond roof. I will post progress and post any issues along the way. I have negotiated a minimum of 1 (one) week slab curing and the use of flexible pipe joints from Stormplastics. Frankly just getting this slab out of the ground in a reasonable state is what scares me the most. Once slab is right, the rest should fall into place and can be corrected along the way if there is issues I hope. Wish me luck. They're doing our build and we got a conventional raft slab + extra piering (for a two storey on highly reactive clay with uncontrolled fill). We paid $37k for that! I know what you mean about slab concern. My husband got all twitchy about ours. Then some ar$ehat came and did a burnout on it Enjoy your waffles Goody. Soil tests are back today, H2 site as suspected. I will wait for the engineer's slab and drain designs. I tried for stiffened beam raft slab and was told no. I could have walked at that stage but didn't then did some research into slabs and am now ok with waffle pod provided the slab protection is in place from the get go by them and then by me. I am having a prepour of the slab inspection done by BE. Site classification is H2 (I was expecting H1 to H2) with under 200mm of top soil fill over natural ground from my understanding of report. Slight fall towards front of block. I will wait for slab design and drain design in the coming week or so. The real WIR is all Mrs G's Thanks, I need to preview my posts more often and post with care. We added the wall behind the bed and I know it will make our room a bit tight but it will still work. Our last house had our room with a parents retreat down one end, a complete waste and we never used it.. More WIR was more important plus everybody on The Block had one thus we have one. The rear of the house is 3 metres from rear boundary, that is as close to the rear we could build. So that caused us to shorten the house by 300mm but that was worked out and wont impact us. Builders applying to a building surveyor for building permit as we speak. The front of block faces east. We have a about 5500mm set back for garage and 4600mm for the front of the house from the street. 1200mm from one side boundary and about 3000mm offset for garage wall from side boundary. We purchased a 16 metre wide block so that I could park my caravan along the outside of the side garage wall behind gates with a garden shed behind that. I am glad we did as it gives us a nice space outside our living areas to the side of the property plus that area is 3 metres further away from that side boundary which is our north. It allows more winter sun for living areas and side yard. I just hope our northern neighbour builds single storey. The neighbour on the south doesn't really matter as much whether it is single or double storey. Hi, Apologies - I know there is plenty out there on this but struggling to put together the puzzle.
