Nev, liquidated damages is counted up until PCI so best to ensure everything is installed/rectified before getting PCI. If we knew this was the case then we would of delayed PCI until the house is 99% complete. Also, M will need to pay you extra....



Thanks for the info on PCI, why will they need to pay extra?

I would love to say no. They are painting at the moment, electrical fit out, carpet, fittings but the biggest issue is that I have a list of 34 things that are not right. Some are big some are small. I am meeting my new SM tomorrow and possibly the area manager also.

Quite a fair bit done today with majority of electrical fit out complete. All power points, sensors, light switches etc done except for one downlight. Air con all installed also along with the security alarm and power box fit out done. Now here is a problem again, they installed all the down lights as 9w not the 11w we paid for so I will need to let the SM know that they all have to be switched out.

Also the fencing has gone so a lot easier to have a sneak peak.

You can easily remove a downlight and check for the tech specs to make sure it right.

Did you get the Beacon lighting lights or the Lumi ones?

The 11W are bigger than the 9W.

No actually they are the same size. I checked the product sheet.
They are Clipsal ones they were better ones but at the same price.

Here is the photos of the boxes for the ones they put in. We should have gotten TPDL102.






We don't get clipsal down in Melb.
There's a tiny difference with the Lumi 13w and the 10w.

I had site supervisor WM in the early days of our build! Nice guy but didn't last very long on our build. I think it just got too hard with all our variations... Hopefully he can help you guys out.

Sorry just saw this, we had to handover the site to M as per contract. Problem is they were not ready. Then council delays and the picked up the error made by them on the laundry chute which left me in a bind. I am arguing it at the moment.


Quick update, towel rails have been hung, taps installed, site been scraped clean and whirlybirds have been done. I really hope they start to ramp up the pace.

Spa has been delivered.

4 weeks ago the old SM said three weeks. New one said he doesn't want to commit to a date as the list is too long and the quality isn't what he expects. He said he wants to plan the repairs out and then see how quickly he can get them all fixed. I ask if June was possible and he wasn't very confident. I have given up getting excited to be near the end.

I know the feeling. Our amazing SM quit M and left on Friday. We now have the construction manager looking after things this week and then a new guy from Monday! I'm pretty sure things will fall thru the cracks given so many changes in people... and out fix up list is pretty large too. Let's see what happens.


Neville, did M switch over you down lights from 9w to 11w? We had fitout yesterday and were told that the 11w have been "discontinued" and the new 9w give off more light, are more efficient etc etc. Raised it with the SM and waiting to hear back.
