We have a gas point in the family room but I'm not really sure of any other requirements like don't you need to provision for the flue? Just goes to show how clueless I am! Good idea leaving a buffer in the budget for unforeseen blow outs later down the track. We found M's pricing pretty much remained consistent from initial estimate to contract. If you haven't already done do, I'd suggest to include colour and electrical provisions in the tender. Do you want poly/crystal gloss cabinets in the kitchen? Have you looked at the Caesarstone range? The higher category comes at a price. It's better to get an idea of how much these upgrades will cost. Re: Metricon Laguna 40 Kingston Sydney 27Jun 04, 2015 12:56 pm Agree with sheilzy regarding getting as much added now to your contract as you can, the selections faze can be extremely costly but if you get your sales consultant to add as much now or even allowances it will make it easier. We got Metricon to add a driveway allowance to our contract, it will be done after hand over by a private contractor but it meant we got the finance we wanted for it. I have also seen people selling their places as '5 bedder' - with 5th bedroom / study downstairs and no shower! I think it adds value. The 3d model lets you see how your new home sits on your lot, visualise range of building materials and even see how the sun interacts with your home in winter and summer. You can play around with colours and building materials. I didn't get our model until after exterior colour appt which is a shame as it would have made choosing exterior colours easier.
