My land size is 446sqm. I am under Kogarah council. FSR probably allows me approx 230-240sqm for house area. Any chance to get everything (4 bedrooms, 2 or 3 baths, 1-2 cars, inclusions etc, landscaping, garage, driveway, demolition etc etc) for $400000 all up? If not what figure am I looking at to be safe? My home slopes from the street as well. side to side. I'm on the high side of the slope. Slope I would say 1.5m to 2m thereabouts. Thanks, K. My 34sq 4 bedder with landscaping ( turf only and shrubs in the front garden, gravel/stepstone paths at the sides ), drive, floor coverings, blinds, air con, lighting/electrical upgrades, etc cost me $386k in 2013. You also will have extra site costs due to the slope - i.e, drop-edged beams, etc. I think you would need a budget in the $450k mark, plus have funds in reserve. So you paid $386k all up back in 2013? How much in site costs did you have to pay? Just trying to work out how much of site costs it will cost me for a slight slope. I think $450k will be by limit. So must not go over that or not by much anyways. I can only really have a 26sq house... due to land size. Or should I be looking at a single storey for that budget? p.s which builder did you use? Many inclusions in that price. But still a fair few things needed after handover. Excludes, flyscreens and blinds, landscape and fencing, downlights, letter box. Lookup Bluetongue Homes. We're building two story 37sq + alfresco that's not short of inclusions (2.7 ceilings, floor-ceiling wet area tiles, stone benchtops throughout, huge ensuite with bath, huge WIR, huge alfresco with stacker doors, full butlers pantry. large laundry with lots of cupboards ...) for under $350. That included $37k site/piered slab costs (we built our block up-paid for that separately). Good project builder. Look around!
