Browse Forums Building A New House 1 May 26, 2015 9:11 am Hey everyone, I am going to be building a house. I plan to use the garage as a living space/music room. I am not sure how I should approach this. Should I go the temporary route I have the garage built as a garage as normal, then put down rugs etc, or should I go hard during construction, put some carpet down etc, seal off the wall where the garage door. the temporary option is good for re-sale down the track, although it could be prone to noise leakage (important as I will be playing musical instruments in there), poor temperature control, and flooding. Is there a way to ensure the garage door is sealed, whilst still having the garage door there to ensure I don't diminish value of the house? I won't be re-selling the house anytime in the foreseeable future, so a more permanent solution is a consideration. Has anyone done something similar? Re: new construction - using garage as living space 2May 26, 2015 9:34 am posting to follow. We are having our garage built as a 'normal' garage and are planning on converting it to living space years down the track. A few little things i did to make this conversion smoother were: - Added windows to the side wall. - Added a door to the back wall. -Made sure there was no step down into the garage -Made sure the ceiling height was the same as the rest of the home -We are insulating the walls Re: new construction - using garage as living space 3May 26, 2015 5:57 pm I assume legalities have been taken into account? If our certifier had cottoned-on to our garage being used as a liveable room, we'd not have been allowed to build it. You're probably already aware of this; but stuff like carpet may be stuff you don't want to do 'til after you have an occupation certificate? I can help you with all that, you can PM me with details if you wish 3 5852 You can really use anything you want the main consideration would be how it looks once painted/finished - or the look you want.
