Browse Forums Building A New House Re: Our first home build in Calleya with Summit homes 21May 27, 2015 12:29 am Congrats on your build!
Plans look great, and Summit I believe is one of the best... I am building with New Gen (part of the Summit group) and so far very happy! Calleya is coming along too, drove past this arvo on the way to my block and the roadside landscaping coming together nicely Oh and just to chime in on your previous question to quickdraw bricks went on my pad today, 12 days after slab... so seems pretty consistent. Re: Our first home build in Calleya with Summit homes 22May 27, 2015 12:32 am Congrats on your build so far Re: Our first home build in Calleya with Summit homes 23May 27, 2015 10:08 am Thanks quickdraw and Jdvee. Always good to hear from people using the same builder. Now I know what to expect! I thought they take a month to allow the pad to dry so it's good to know that we don't have to wait that long Re: Our first home build in Calleya with Summit homes 24May 27, 2015 10:09 am mandy+steve Congrats on your build so far Thanks mandy+steve Re: Our first home build in Calleya with Summit homes 25May 27, 2015 8:24 pm PPA and contract signing: We made a lot of the structural changes before signing the PPA and the contract, thanks to this forum . The list of things you forget summary was very useful for us. Here is the link for those who haven't come across it yet. viewtopic.php?p=643863#p643863. We didn’t want to have a huge shock at prestart and wanted to ensure that all the major items were in the contract so that the bank would include the full amount in the loan. Our sales consultant was very good and very responsive to our requests and emails and he clarified all our questions/ queries in a timely manner. Bless him!! He received so many requests from us but he was very patient with us and he did not even put any pressure on us too unlike other sales consultants out there. He would actually tell us which things are better to do through the builder and which ones are cheaper to do outside the builder as well so that was pretty good. The good thing is that our block was not yet titled so we had all the time to do the research and adjustments before signing the contract. We visited the display home so many times to make sure we still loved the plan! We also visited other display homes but we would still come back to the elements display home in landsdale and we knew that was the one! Here are some of the changes we made before signing the contract: Changed the elevation to include a portico with feature archistone cladding Double undermount sink Changed from 900mm electric oven to double oven Added water point to the fridge recess Overhead cupboards Dropped ceiling in kitchen (I don't like the gap between ceiling and overhead cupboards - accumulates dust and difficult to clean!) LED downlights under overhead cupboards Extra pot drawers Fireplace corner wall Sliding door to theatre Increased master bedroom size and added WIR Increased ensuite size and added 1800mm bath Upgraded to double shower in ensuite with a fixed shower screen over the bath end Stone bench top for bath and ensuite Double robes with mirrored sliding doors for all bedrooms 2 Linen cupboards in the passage with mirrored sliding doors Sliding door from the activity to the alfresco instead of fixed window Caroma liano above counter basins (changed to caroma liano insert at prestart - they are much nicer) Added a shower nib wall (I don't like to have the space between shower and vanity - accumulates dust and is difficult to clean!) Flued Exhaust fan to bathroom Broom cupboard section in the linen cupboard Door to laundry 1200mm entrance door - Hume Newington XS26 Gas & Water point to the alfresco Increased Alfresco area to line up with bedroom 4 Windows/sliding doors upgraded to 6.38mm estate requirement Estimate allowance and itemised breakdown of the site costs (this came in at almost the same cost once the site survey was done) Pantry door Sliding door to ensuite Theatre awning window – to meet estate requirement We also requested for the following but they were too expensive for us so we did not go ahead with these items - it's good to get everything costed then delete what's not really necessary Island bench Essastone slab ends Recessed ceiling in theatre and living room Bin drawer with the hafele bins Full height tiling Small caroma basin with mixer tap for powder room Recessed wall for art work/pictures – entry niche wall Built in BBQ for alfresco viewtopic.php?f=31&t=77582 Re: Our first home build in Calleya with Summit homes 26May 27, 2015 8:35 pm I have just checked our portal and our scheduling was actually completed yesterday . This means slab down soon, I can't wait for that moment!! Re: Our first home build in Calleya with Summit homes 28May 27, 2015 8:52 pm I hope so too Jdvee. Thanks for the update . 2 weeks sounds good, hope the weather will be good as well. Do you have a thread so that I can follow your build? Re: Our first home build in Calleya with Summit homes 29May 27, 2015 8:57 pm Yeah we had the weather gods on our side, slab down on a sunny but not hot day, next day overcast but no rain, then rain for 2/3 days! I do have a thread its in my signature, here is the link anyway: viewtopic.php?f=31&t=75023&start=0 Cheers Re: Our first home build in Calleya with Summit homes 31May 28, 2015 2:28 pm Prestart meeting: We were very prepared for our prestart meeting. Visiting display homes and watching renovation shows helped us with a lot of ideas and colour selections. I also copied and pasted the things you forget summary onto a word document and changed it to suit our needs then took it to the prestart meeting to ensure that we had included everything. I also made notes on the actual plans and ticked them off one by one during the prestart meeting. The prestart meeting went smoothly as we had already visited the summit showroom and had a walkthrough so we knew what to expect and had already made our selections from the prestart guide they gave us when we signed the PPA. We had already done the tile and cupboard selections at Crosby tiles and we had already chosen and upgraded our carpets at carpet call so we just had to confirm those selections. It took us 4 hrs to complete the prestart meeting. Our CA was very impressed with how organised we were . When it came to the electrical changes, she just made a copy of the plan we had marked up with all our additions and changes. Prestart variations: Extra Double power points Waterproof power points 2 way switches 3 way switches Extra Plugbase to kitchen/dining Fan plugbase for alfresco Waterproof light points Intelligent home upgrade confirmed Carpets (upgraded directly with carpet call) Laundry set up changed to delete the sliding door and have hinged glass door with a window next to it and extend the benchtop to the wall Laundry trough Laundry mixer tap Laundry pull out hamper drawer Laundry exhaust fan Conduit for second AC controller in master bedroom Upgraded entrance door handle to omni trilock Make pantry door translucent Increase bathroom tiling above bath to line up with above vanity tiling Low tiled shower seat in ensuite Ensuite rain shower & caroma quatro adjustable shower Tasman 11 rail shower for bathroom Soap dishes credit Dorf enix glass shelf for ensuite Soft closing toilet seats Inrease ensuite vanity cabinet and added drawers Kitchen tiles either side of rangehood Credit for glass splashback (was happy with the tiles and would rather spend the money elsewhere) Added a second colour and upgraded to silk finish for kitchen cupboards Bin drawer with low sides (will install the bins after handover) Increase kitchen bench and fridge recess depth to 650mm Relocated alfresco paving to dead side of the house (will install decking after handover) Add mitred tile edges throughout Added door to bedroom passage Integrated microwave Upgraded dishwasher (thanks to our sales consultant he had given us the dishwasher for free Deleted entry niche wall and activity nib wall Deleted shelf and rail for WIR (will use lifestyle wardrobes after handover) Stacking door Extended kitchen island overhang to 300mm - this is the one thing I had forgotten to add during prestart but managed to add it in with no variation fee when our plans came back with errors Deleted driveway and crossover paving (will install exposed aggregate after handover) I will post the selections later Re: Our first home build in Calleya with Summit homes 32May 28, 2015 3:03 pm Quick post to follow your build, so far, so good!
